AN ORDINANCE OF THE BOARD OF COUNTY COMMISSIONERS OF INDIAN
RIVER COUNTY, FLORIDA, AMENDING TIIE LAND USE ELEMENT OF THE
COUNTY'S COMPREHENSIVE PLAN; PROVIDING FOR: 1) THE
ENLARGEMENT OF THE HOSPITAL/COMMERCIAL NODE LOCATED NORTH OF
INDIAN RIVER HOSPITAL ALONG 37TH STREET FROM 130 ACRES TO
205 ACRES; 2) THE ESTABLISHMENT JF A FLEXIBLE EASTERN
BOUNDARY FOR THE U.S. #1 COMMERCIAL CORRIDOR; AND PROVIDING
FOR EFFECTIVE DATE.
WHEREAS, Chapter 163 of the Florida Statutes, requires that
local governments prepare and adopt Comprehensive Plans, and
WHEREAS, The Board of County Corr:issioners has adopted r,
Comprehensive Plan pursuant to Florida Statutes, and
WHEREAS, Florida Statutes provide for the amendmer:c of
'o;z,prrhe"nsive Plans trice per calendar year, and
WHEREAS, the Planning and Zc:isg Cc -mission, sittinn as the

SECTION 1
That page 36 of the text of the Land Use Element of the
Comprehensive Plan be amended to read as follows:
A eRe-kundred-tkrtp-{}3g} two -hundred and five(205)
acre hospital commercial node is located north of the
present Indian River Hospital along 37th Street (Barber
Avenue) .

That page 37 of the text of the Land Use Element of the
Comprehensive Plan be amended to read as follo;s:

corridor if the subject property abuts co�=ercial zonin is not
more than 800 feet east of the east right -of -;a• line of U.S. 41,
and can meet one of the following criteria:
1. The property is located on an arterial stieet as
designated on the County's Thoroughfare Plan;
2_ The property is part of a larger parcel of land thtt has,
at least 100 feet of frontage on U.S. #1 and extends more
than 600 feet east of the east right--of-way line of U.S. ;1;
or
3. The Property is split by the 600 foot boundar/ of the
commercial corridor with the major part of the property
zoned commercial.

SECTION 3
EFFECTIVE DATE
The provisions of this ordinance shall become effective upon
receipt from the Florida Secretary of State of official
