Renewal of the Lease entered into this 6 day of January , 2015 by and
between Indian River County, a political subdivision of the State of Florida, whose address is
1801 27th Street, Vero Beach, FL 32060, hereinafter referred to as "County" and Rockridge
Property Owners Association, Inc., whose address is 550 16th Street, Vero Beach, FL 32960,
hereinafter referred to as "Property Owners" as follows:
WHEREFORE, County is the owner of Lots 9, 10 and the south half of Lots 8 and 11 in
Block U, Rockridge Subdivision, Unit 6, according to the Plat Book 5, Page 67 of the Public
Records of Indian River County, Florida; and
WHEREAS, the parties entered into a Lease on May 19, 1965. The parties entered into
a five year Lease Agreement with the possibility of an extension for an additional five years; and
WHEREAS, the Property Owners have been in possession of the leased premises in one
manner or another since 1965; and
WHEREAS, the Property Owners constructed a community building with Property
Owners funds on the leased premises; and
WHEREAS, a revised Lease was entered into by the parties on February 1, 1984 for a
term of twenty years; and
WHEREAS, the parties entered into another revised Lease on February 15, 1995
amending some terms from the 1984 lease with a new term of twenty years concluding February
14, 2015; and
WHEREAS, the parties wish to extend the Lease Agreement for an additional twenty (20)
years; and

NOW THEREFORE, for good and valuable consideration the sufficiency which is agreed
upon herein the parties agree as follows:
1. The above recitations are true and correct and adopted by reference herein.
2. The terms of this lease shall be extended for a period of twenty (20) years commencing
on February 15, 2015 to February 14, 2035.
3. The previous terms of the lease and any amendments thereto shall remain unchanged
and in full force and effect.
