THIS DEED, made this 16thday of February 2016, by INDIAN
RIVER COUNTY,FLORIDA,a political subdivision of the State of Florida,whose
mailing address is 1801 27th Street,Vero Beach, Florida 32960, party of the first
part, and STONEYBROOK FARMS GROUP, LLC, 625 66th Avenue SW, Vero
Beach, FL 32968 party of the second part.
WITNESSETH that the said party of the first part, for and in
consideration of the sum of to it in hand paid by the party of the second part,
receipt whereof is hereby acknowledged,in accordance with Section 197.592(1),
Florida Statutes, has granted, bargained and sold to the party of the second part,
its successors, heirs and assigns forever, the following described land lying and
being in Indian River County, Florida:

IN WITNESS WHEREOF the said party of the first part has caused
these presents to be executed in its name by its Board of County

Description
A strip of land being a portion of Tracts 1 and 8, Section 14, Township 33 South, Range
38 East, according to the last general plat of lands of the Indian River Farms Company,
as recorded in Plat Book 2, Page 25, of the Public Records of St. Lucie County, Florida,
said lands now lying and being in Indian River County, Florida, said strip also lying within
the plat of STONEYBROOK FARM, as recorded in Plat Book 19, Pages 41 through 44, of the
Public Records of Indian River County, Florida, said strip more particularly described as follows:
COMMENCING at the Northeast corner of said Section 14, proceed South 00' 31' 22" West
along the East line of the Northeast 1/4 of said Section 14 a distance of 60.36 feet; thence
North 89' 28' 38' West a distance of 68.00 feet to a point on the Northeasterly line of said
Plat of Stoneybrook Form, said point being the POINT OF BEGINNING; thence along said Northeasterly
plat line. South 44'57' 25" East a distance of 0.69 feet to a point of intersection with the East
line of said plat of Stoneybrook Farm; thence South 00' 18' 03" West along said East plat line
o distance of 2557.39 feet to the Southeast comer of sold plot of Stoneybrook Farm; thence
North 89' 54' 54' West along the South line of said plat a distance of 10.40 feet to a point
being 68.00 feet West of said East line of the Northeast 1/4 of Section 14, when measured
at right angles thereto; thence North 00' 31' 22' East, parallel with said East line of the
Northeast 1/4 of Section 14, a distance of 2557.94 feet to the POINT OF BEGINNING.
Containing an area of 13,931 square feet, or 0.320 acres, more or less.
