AN ORDINANCE OF THE CITY OF VERO REACH, FLORIDA
AMENDING THE COMPREHENSIVE PLAN FUTURE LAND USE
MAP BY CHANGING, THETUTURE LAND USE DESIGNATION
OF ANNEXED LAND FROM INDIAN RIVER COUNTY
DESIGNATION M-1, MEDIUM-DENSITYRESH)ENTIAL-I TO
CITY OF VERO BEACH- DESIGNATION RMI, RESIDENTIAL
MEDIUM, FOR THE PROPERTY LOCATED AT 3780 INDIAN
RIVER BOULEVARD, CONTAINING 7.46 ACRES MORE OR
LESS; . PROVIDINGTOR AN EFFECTIVE DATE.
WHEREAS, the property owners,, have submitted a request for voluntary
annexation of property into the City limits; and
WHEREAS, the City Council approved the voluntary annexation request and
annexed the subject property, located at 3780 Indian River Boulevard, containing 7.46
acres, more or less, on April 19, 2016; and
WHEREAS, this is a small scale amendment to the City of Vero Beach
Comprehensive Plan Future Land Use Map pursuant to Chapter 6,5, Article 111, of the City's
Land Development Regulations, requesting changes in the Future Land Use Map from
Indian'River County designation of 'M-1, Medium -Density Residential -I. (up to 8 residential
units per acre) to City of Vero Beach designation of RM, Residential Medium (up to 8
residential units per, acre) for property compr ; comprising 7.46 acres, more or Tess, located at 3780
Indian River Boulevard; and

WHEREAS, the City Council adopted the Vero' Beach Comprehensive Plan on
April 4, 2018; and
WHEREAS, the properties described herein meet the criteria for small scale
oompreh6xisive plan amendments, -pursuant to Section 163.3181(1) (c) of the Florida
-Statutes; and
WHEREAS, pursuant to 'Section 163.3174(4)(a) of the Florida Statutes, the
Planning and Zoning Board, acting as -the Local Planning Agency, held an advertised Local
Planning Agency Public Hearimg on the small ;scfde corriptolionsive plan amendment on
December 20, 2018, and made recommendation regarding the amendment to the Vero
Beach City Council; and
WHEREAS, the Vero Beach City Council finds the proposed amendment to the
Future Land Use Mapto be consistent with the goals, objectives, and policies of the
Comprehensive Plan and other standards and criteria for review and approval of
amendments to the Future Land Use Map pursuant to Section 65.22(i)(l) and (4) of the
Vero Beach Code of Ordinances,
.NOW THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
'THE CITY OF VERO REACH FLORIDA, THAT:
Section L.Adootion of "WHEREAS" Clauses.
The foregoing "WHEREAS" clauses are hereby adopted and incorporated herein.
Section 2. Adoption of Small Scale Comprehensive Plan Amendment;
The small scale amendment to the Future Land Use Map of the Vero Beach
Comprehensive Plan 'is hereby adopted for the property located at 3780 Indian River

One copy each of this Ordinance is to be transmitted to the State of Florida
Department of Economic Opportunity, the Treasure Coast. Regional Planning Council,
Indian Rivet County, and others.
Section 4. Effectivt Date
The effective date of this ordinance is on the 31' day .after adoption, as provided by
Section 163.3187, Florida Statutes..
