SPECIAL WARRANTY DEED OF DONATION
THIS SPECIAL WARRANTY DEED OF DONATION, is made effective as of this 7th
day of July , 2020 by FLORIDA POWER & LIGHT COMPANY, a Florida
corporation ("Grantor"), whose mailing address is 700 Universe Boulevard, Juno Beach, Florida
33408, to INDIAN RIVER COUNTY, a political subdivision of the State of Florida ("Grantee"),
whose mailing address is 1801 27th Street, Vero Beach, Florida 32960. Whenever used herein the
terms "Grantor" and "Grantee" include all the parties to the instrument and the heirs, legal
representatives, and assigns of individuals, and the successors and assigns of corporations,
wherever the context so admits or requires.
WITNESSETH:
THAT GRANTOR, for and in consideration of the sum of $1.00, donative and other
consideration, the receipt and sufficiency of which is hereby acknowledged, hereby grants,
bargains, donates, aliens, remises, releases, conveys, and confirms and forever specially warrants
to Grantee all its right, title, and interest in and to those certain parcels of land, situate in Indian
River County, Florida, as more particularly described on attached Exhibit "A", which exhibit is
incorporated herein and by this reference made a part hereof (the "Property").
TOGETHER with all the tenements, hereditaments and appurtenances hereto belonging or in
anywise appertaining.
THIS CONVEYANCE IS SUBJECT TO real property taxes for the current year and all
subsequent years, comprehensive land use plans, zoning restrictions, prohibitions and other
requirements imposed by governmental authority, conditions, restrictions, covenants, reservations
and easements of record, if any, but without intent to re -impose same.

TO HAVE AND TO HOLD the same in fee simple forever.
GRANTOR hereby covenants with said Grantee that Grantor is lawfully seized of the Property in
fee simple; that Grantor has good right and lawful authority to donate and convey the Property,
and hereby specially warrants the title to the Property and will defend the same against the lawful
claims of all persons whomsoever claiming by, through or under the Grantor, but against no others.
