South Florida Trane Service will furnish an inspection and service
recommendation program according to the fallowing terms and conditions:
South Florida Trane Service will provide all labor, parts, and refrigerant
on the equipment fisted below:

II. South Florida Trane Service will also render inspections 4 times per year.
IIl. Chiller Inspections
The scope of work for the annual inspection is as follows.
A. Record pertinent system temperatures, pressures and electrical
readings necessary to determine the existing operating conditions of
the system.
B. Check condition of starter contacts for wear, pitting, etc.
C. Check and calibrate safety controls.
D. Meg compressor motor and oil pump motor. Record readings.
F. Tighten ail starter terminals and check contacts for wear. Check
and calibrate microprocessor and overloads. Record trip amps.
F. Tighten motor terminals and control panel terminals.
G. Clean oil strainer, replace filter and gasket where required.
H. Tighten oil heater leads.
1. Check operation of slide valves..
J. Take ail samples and check them for acid content.
K. Clean condenser coils.
L. Check operation of condenser fan motors.
M. Report any uncorrected deficiencies noted.

4. The scope of work for the other inspections is as follows:
A. Adjust operating and safety controls.
B, Record pertinent system temperatures, pressures and electrical
readings necessary to determine the existing operating conditions of
the system.
C. Check operation of the condenser fan motors.
D. Check operation of lubrication system.
E. Check operation of the compressor motors and starters.
F. Check customergs log with operators discuss operation of the
machine generally.
0. Deport any uncorrected deficiencies noted.
Oft IV, Specifically Not Included in this Maintenance Agreement
A. Painting.
B. Piping and insulation.
C. Power wiring, disconnect switches and circuit breakers.
D. Corrosion or erosion damage.
E. Crane service.
F. Removal of hazardous waste mawrial from the job site.
V. Terms and Conditions
A, South Florida Trane Service agrees to provide this maintenance
service for the sum of $11,875, plus any applicable sales, use or
excise taxes.
B. Billing will be in four installments of $2,968,75 each. Payment is due
on the 10th of the month following billing.
C. Soudi Florida Trane Service reserves the right to terminate this
inspection service if payments are not current.
D. This agreement shall commence on the date contract is signed and
shall continue in force from year to year thereafter until terminated.
Renewal will be offered from year to year thereafter until terminated.
Either party may terminate this agreement by giving 30 day written
notice. Notice of any price adjustment necessary because of material
and labor cost increases will be given in writing 45 days prior to the
anniversary date of this agreement.
South Florida Trane Service
I. South Florida Trane Service's responsibility for injury to persons or
} property shall be limited to injury caused directly by its negligence in
perforating operations under this agreement. In no event shall South
Florida Trane Service be liable for incidental or consequential
damages of any nature whatsoever.
F. South Florida Trane Service shall not be liable for repairs to any
equipment damaged by reason of negligence, faulty system design,
misuse, abuse by others or caused by conditions beyond its control.
In the event that we are required to make repairs or replacements for
any of these reasons, it is agreed we shall be reimbursed at our
standard labor rate.
G. Because of the existing relationship that exists between South Florida
"Trane and the Indian River County Board of Commissioners, the
equipment covered under this agreement will be accepted in its present
condition. Under this agreement South Florida Trane will accept the
liability to return the (2) covered chillers to a proper operation
condition.
H. This agreement shall constitute the entire agreement between the
parties and all prior agreements arc superseded.
This agreement is hereby accepted
