The Easement herein granted is subject to covenants, restrictions, easements, liens, and encumbrances of record. Grantor reserves the right and privilege to use and occupy the surface and air space over the Easement Area for any purpose which is consistent with the rights herein granted to Grantee and not inconsistent with Grantee's use. Grantee shall exercise the easement rights conveyed herein in a manner which will not unreasonably interfere with the use and occupancy of improvements constructed upon the adjacent property owned by Grantor. With regard to the electrical line as to which easement rights are herein granted, Grantee will repair, replace and maintain such electrical line at its own expense. In connection with any repair, replacement or maintenance of said electrical line, Grantee shall promptly restore the premises to substantially the same condition as existed prior to such repair, replacement or maintenance. Grantee shall be responsible for damage to improvements caused by Grantee's negligence or willful misconduct.
