Vero Beach, FL 32967 and 43 'd Ave ; Parcel #323928000010010000010 <br /> In response to item 10 . of the Land Use Designation Application we offer these statements . <br /> ❑ The proposed amendment' s consistency with the goals, objectives and policies of the comprehensive <br /> plan; <br /> The requested Land Use classification of C/I is consistent with the goals, objectives and <br /> policies of the Comprehensive Plan. It is closely related to the Land Use of contiguous <br /> county-owned land, which currently has a Land Use Designation of PUB and IG zoning. It <br /> also Res within the Urban Service Area. Also, east of the subject property and across 43rd <br /> Avenue, properties are zoned RS4, Single Family Residential District (up to 6 units/acre) <br /> Cypress Green Apartments are directly east of the subject property and are on land that is <br /> zoned RM40, Multi4amily Residential District. Just south of Cypress Green on the same <br /> side of 43rd Ave is Dodgertown Elementary. <br /> Given the nature of the proposed project; construction of a small church and parsonage, <br /> the actual use will serve as a minimal growth area with extremely low impact. <br /> ❑ The proposed amendment ' s impact on public facilities and services ; <br /> Water lines are available from the North County Reverse Osmosis Plant, while wastewater <br /> lines are available from the Central Regional Wastewater Treatment Plant for the subject <br /> property. <br /> New impact on facilities and services will also be minimal considering the adjacency of the <br /> apartment project RM-10 and which is directly across 43rd Avenue from the site. <br /> Dodgertown Elementary School Res across the same street and south of the actual site. This <br /> site also lies just north of the proposed County Utilities Operations Complex and the <br /> Proposed County Administrative Operations Complex which are to be located on the same <br /> parcel. All of these uses will cause much more impact than the proposed use. <br /> ❑ The proposed amendment' s environmental impacts; and <br /> None of the subject property is designated as environmentally important or <br /> environmentally sensitive by the comprehensive plan.
