Indian River County Turner <br /> Administration Complex <br /> lex p <br /> Final GMP Summary <br /> Qualifications & Assumptions <br /> Report Date : August 16, 2005 <br /> The GMP for the Indian River County Administration Complex is based on the Documents <br /> as listed herein and as modified / clarified through the following Qualifications and <br /> Assumptions . In the event of any conflicts between these Qualifications and Assumptions <br /> and any other Contract Documents , these Qualifications and Assumptions shall govern . <br /> I . GENERAL <br /> 1 We have assumed that the Cost of the following items are to be paid by the Owner and <br /> are not included in our GMP . <br /> Impact fees , special assessment fees <br /> Threshold Inspector <br /> Cost of Building Permits , Plan Review Fees , and related expenses <br /> Material Testing and Inspection <br /> Unforeseen Subsurface Conditions <br /> Utility Company charges and/or fees except for standard monthly power or water bills . <br /> Design or consulting costs <br /> Survey of existing project site <br /> Kitchen Equipment <br /> Lockers <br /> Artwork <br /> Furnishings <br /> 2 The GMP is based on standard manufacturer' s warranties as available in the industry at <br /> the time of purchase . <br /> 3 The GMP is based on having 30 days from receipt of a Notice to Proceed to mobilization . <br /> The GMP is based on a sixteen ( 16 . 0) month construction schedule from the day of <br /> mobilization to Substantial Completion , plus 2 months of close -out . <br /> 4 Turner assumes that the Owner will secure any air rights from adjacent property Owners <br /> and permits with regard to the concrete pumps , cranes , and crane booms . <br /> 5 The GMP is based on drawings provided by Donadio and Associates which we assume <br /> have been designed in accordance with the current Florida Building Code . Any cost <br /> resulting from changes in Building Codes may result in a change to the GMP . <br /> 6 The GMP includes Subcontractor Default Insurance at 1 . 3 % of the direct cost of the work , <br /> in lieu of bonds furnished from subcontractors . Typical subcontractor bonding rates are <br /> between 1 . 5% to 2% , The use of Subcontractor Default Insurance results in savings to <br /> the Project . <br /> 7 The following GMP costs will be billed in full in our first application for payment . The value <br /> of these items is based on the GMP amount . <br /> a . General Liability & Worker' s Compensation Insurance <br /> b . Subcontractor Default Insurance <br /> c .
