"'V" Indian River County Turner <br /> Administration Complex <br /> Final GMP Summary <br /> Qualifications & Assumptions <br /> Report Date : August 16, 2005 <br /> d . Builder' s Risk Insurance <br /> 9 Taxes , Insurance , Fringes and Benefits on Turner personnel are a fixed rate of 56 . 00 % of <br /> raw payroll , exclusive of Worker' s Compensation Insurance . <br /> 10 All costs for Owner furnished and/or Owner installed items are not included in our GMP <br /> and will be by Owner . Owner shall provide delivery , distribution , uncrating and disposal <br /> costs . These items shall be furnished and installed in accordance with the construction <br /> schedule and as coordinated by Turner so as not to adversely affect the Contractor' s <br /> approved construction schedule . These items may require out of sequence installation . <br /> 11 No retainage will be held on Owner Purchase Orders . <br /> 12 All changes to the plans and specifications must have "detailed , specific clouding " . Turner <br /> will not be responsible for changes appearing on plans without this annotation . Structural <br /> plans will have precedence over all other plans in case of conflicts . <br /> 13 The As- built drawings will consist of marked up construction drawings submitted to the <br /> Architect at the end of the project for final incorporation into the project record documents <br /> by the Architect and paid for by the Owner . <br /> 14 Revisions to contract scope will not be annotated on shop drawings or submittals . <br /> 15 We have not included any requirements for propriety specification requirements , unless <br /> otherwise indicated in this document . <br /> 16 The Architect is to provide electronic construction documents to Turner for preparation of <br /> coordination documents . <br /> 17 We have not included a separate jobsite trailer for the Architects use . We have included <br /> a trailer for the Owner' s use . <br /> 18 Sales tax for all material is included in the GMP . All sales tax savings accrued through the <br /> use of the Owner direct purchase program shall be used to fund the Owner' s contingency <br /> within the GMP . <br /> 19 The CM and trade contractors , in conjunction with the Owner , Architect and Engineers will <br /> identify, price and achieve acceptance of cost reduction items for the work included in the <br /> GMP . The A/ E will revise the plans and specifications to incorporate the accepted cost <br /> reduction items . The savings achieved from these cost reduction items will be used to <br /> fund the Owner' s contingency . <br /> 20 The Builder' s Risk deductible is assumed to be paid by the Owner and is not included in <br /> the GMP . <br /> 21 The start of the warranty is from the date of substantial completion and is for a period of <br /> one year . <br /> 22 The following positions are to be reimbursable <br /> a . On Site Personal ; Project Manager , Project Engineers , Field Secretary , Project <br /> Superintendent , Assistant Superintendents , Field Engineers , Site Safety Engineer . <br /> b . Off Site Personal in support of the Project : Principal - in -charge , Operations Manager, <br /> Project Executive , Purchasing Personnel , Community Relations Manager , Project <br /> Accountant , Administrative Assistants . <br /> Page 4 �/ <br />
