Where district boundaries lie on or within streets, highways, roads, alleys, rail- <br />road rights-of-way or public water, the district boundaries shall be the center line of the <br />same. <br />B. Where district boundary lines approximately bi-sect blocks, the boundaries are the <br />medium lines of such blocks between the centerlines of boundary streets. <br />C. Where district boundaries are approximately parallel to a street, highway, road, <br />alley, railroad right-of-way or public water, the distance of such boundaries from the center- <br />line thereof shall be, unless otherwise shown by dimension, the medium block line. <br />D. In unsubdivided property or where a district boundary divides a subdivided lot, the <br />location of such boundary, unless. the same is indicated by dimensions shall be determined <br />by the use of the scale appearing on the district map. Where a district boundary divides a <br />subdivided lot, the zone classification shall prevail of the greater portion throughout the lot. <br />• <br />E. Where any street, alley or public way is hereafter officially vacated or abandoned, <br />the part of parcel thereof accruing to the abutting property shall be within the district of <br />such abutting property. <br />F. In case any further uncertainty exists, the Board of Adjustment shall interpret the <br />intent of the district map as to location of such boundaries. <br />G. If a lot has less area or width than required as a building site by the terms of this <br />Resolution and if the same was of record at the time of the effective date of this Resolution <br />or any amendment thereto and is situated in a zone having minimum requirements as to <br />area or setback, then said lot may be used for the purposes permitted in the zone in which <br />the lot is situated, complying as near as possible with the setback requirements irrespective <br />of the area requirements. <br />H. For irregular or pie shaped lots, the minimum required lot width shall be measured <br />at the front building setback line. <br />EXCEPT AS HEREINAFTER PROVIDED: <br />1. No building shall be erected, constructed, reconstructed or structurally altered nor <br />shall any building or land be used which does not comply with all of the district regulations <br />established by this Resolution for the district in which the building or land is located. <br />2. The minimum area, yards and other open spaces, including the intensity of use pro- <br />visions contained in this ordinance for each and every building hereafter erected, constructed, <br />reconstructed or structurally altered, shall not be encroached upon or considered as area, <br />yard or open space requirements or intensity of use requirements for any other building. <br />3.. In single family districts, every buildiz..I hereafter erected or structurally altered <br />shall be located on a lot as herein defined and in no case shall there be more than the prin- <br />cipal building and the customary accessory buildings on one lot or parcel of land. <br />4. Where front yards have been established or may be established.on each of two inter- <br />secting streets, there shall be a front yard on each street side of a corner lot; provided, how- <br />ever, that the buildable width of such lot shall not be reduced to less than 30 feet and provid= <br />ed, further, that no accessory building on a corner lot shall project into the front lot line on <br />either street. <br />5. Whenever a dwelling is to be erected in a district other than a residential district, it <br />shall conform to the minimum setback requirements as stipulated in the R-3 Transient Dis- <br />trict. <br />6.. No dwelling .shall be erected closer to another dwelling than double the minimum set- <br />back restriction. <br />1: A building constructed on a site consisting of two lots must be located either within <br />the required setback from the common or center lot line, or the building must be constructed <br />on both lots. <br />
