0' <br />8. Along the Atlantic Ocean, no building shall be located closer than fifty (50) feet to the <br />ocean bank or vegetation line. <br />SECTION 3. R 1 A. COUNTRY HOME DbSTRICT: <br />A. Uses permitted: <br />1. Single family dwellings. <br />2. Public schools or educational institutions having a curriculum the same as ordinarily <br />given in public schools. <br />3. Public buildings used exclusively by the Federal, State or County Government or <br />other political subdivisions for public purposes. <br />4. Farming, including all types of agriculture and horticulture, excluding commercial <br />dairies, commercial kennels, rabbit, goat and other animal raising farms, egg producing <br />ranches and farms devoted primarily to the hatching, raising, fattening and/or butchering of <br />chickens,pigeons, turkeys, or other poultry on a commercial scale and hog and other live- <br />stock feeding for commercial uses. Provided, however, that ranches. for the commercial <br />raising of cattle is permitted but provided that no building or pens pertaining to the raising <br />of cattle are constructed within 150 feet of the outer property lines. <br />5. Churches. <br />6. Nurseries, but no commercial structure for sale of produces. <br />7. Parks, playgrounds and day nurseries. <br />8. Golf courses, except miniature courses, driving tees and the like operated for com- <br />mercial purposes. <br />9. Accessory buildings, including private garage for storage and/or servants quarters <br />where located not less than fifty (50) feet from the front lot lines, provided, however, that <br />servants quarters may be erected above private garages and a private garage may be con- <br />structed as part of the main building or attached to it by a covered passage. There shall be <br />no minimum distance between main buildings and accessory buildings, however, all acces- <br />sory buildings must meet minimum setback requirements of the district. <br />10. A guest cottage may be erected provided the living quarters shall not be greater in <br />floor area than 33-1/3 per cent of the total floor area of the main building and provided fur- <br />ther that such guest cottage shall not be constructed for or used for independent living. <br />11. Poultry and fowl may be kept, bred or maintained, strictly for home consumption, <br />provided that any pen or structure shall not be closer than fifty (50) feet from the outer pro- <br />, perty lines. <br />12. Stables for non-commercial use must be constructed not closer than one hundred <br />(100) feet from outer property lines. <br />13. Agricultural research laboratories, provided they are completely enclosed and are <br />located on a minimum building site area of thirty (30) Acres. <br />B. Building Height Limit: No building shall exceed 35 feet in height. <br />C. Building Site Area Required: Every building site shall have an area of not less than <br />10,000 square feet and a minimum frontage on the street at the building line of at least 100 <br />feet. <br />D.
