F. Rear Yard Required: There shall be a rear yard of not less than 15 feet measured <br />to the rear building line of the main building. <br />G. Minimum Floor Area Required: The minimum required floor area of any single <br />family dwelling, exclusive of open patios, terraces, attached garages, carports or unroofed <br />area shall be 750 square feet. Fifteen per cent of the required floor area may be credited <br />to screened porches. The minimum required floor area of a duplex shall be 600 square feet <br />per unit. The minimum required floor area of a building containing three or more apart- <br />ments shall be 500 square feet per unit. <br />SECTION 6. R 2 SINGLE FAMILY DISTRICT: <br />A. Uses permitted: <br />1. Any uses permitted in R 1 District. <br />B. Building Height Limit: No building shall exceed 35 feetin height. <br />C. Building Site Area Required: Every building site shall have an area of not less than <br />5,000 square feet and a front building line on the street of not less than 50 feet. <br />D. Side Yard Required: There shall be a side yard of not less than 10 feet measured to <br />the side building line of any building. <br />E. Front Yard Required: There shall be a front yard of not less than 20 feet measured <br />to the front line of the main building. <br />F. Rear Yard Required: There shall be a rear yard of not .less than 15 feet measured to <br />the rear building line of the main building. <br />G. Minimum Floor Area Required: The minimum required floor area of any dwelling <br />exclusive of open patios, terraces, attached garages, trailers, carports or non -living area <br />shall be 600 square feet, and not more than 15% of the required floor area may be credited <br />to attached screened porches and/or storage areas, and these shall be a part of the main <br />dwelling. <br />SECTION 7. F 1 AGRICULTURAL DISTRICT: <br />A. Uses permitted: <br />1. Any use permitted in .the R 1 District. <br />2. Farming, including all types of agriculture and horticulture. <br />3. The mining of the earth in removing therefrom minerals and other similar substances <br />by hydraulic means or other surface process; provided, however, that the land surface shall <br />be restored to a condition suitable for development for residential use within 48 months from <br />the time of the original change of the land surface. If any such mining shall continue for <br />longer than that time, then the process of restoring the land surface shall fallow the progress <br />of the .mining in order that the restoring of the surface shall always continue and progress to <br />meet the requirements of restoring within the time provided, further, that the creation of <br />water areas is specifically permitted if the banks of such water .areas are sloped, graded <br />and dressed -up. Such mining as herein authorized shall not be carried on within the zoned <br />right-of-way line of any existing or proposed public road and the same shall not be carried <br />on within the 50 feet of the outer perimeter of the overall land area owned or leased for such <br />mining purposes. <br />4. Power plants and sub -stations and telephone exchanges. <br />• <br />5.
