INDIAN RIVER COUNTY RECREATION MULTI - PURPOSE BUILDING RFP # 6092 <br /> Once the Design- Build Team has the GMP in place and the construction doc- <br /> uments are complete the focus shifts to the prequalification and management <br /> of trade contractors . <br /> MANAGFMENI ANF) , Oi > R1) , NATi (::) N ':) F rRADF <br /> r <br /> ` SUBCONTRACTORS <br /> Planning , communication , collaboration and respect form the backbone of <br /> III <br /> effective management and coordination of trade contractors . These elements <br /> will be applied early in the design process . These qualities are not only essen - <br /> tial to the successful delivery of the completed project, but are crucial to the <br /> seamless management of the day-to-day job site operations . This approach <br /> results in a smooth , professional and pleasant process as opposed to an <br /> adversarial and unproductive environment . PPI is recognized for their man - <br /> agement strength that is largely due to excellent and time-tested relation - <br /> ships with the trade contractor community. <br /> PPI enfolds many elements in the steps we take to ensure communication and <br /> minimize conflicts between trades in the field . Among these are : early pre- <br /> qualification of trade contractors , establishing relationships and trust with <br /> each company; knowing their ability and performance history, and providing <br /> them with a clear articulation of their roles, the project/site requirements and <br /> the Owners and Design- Build Team ' s expectations . We support them , involve <br /> them , answer questions promptly and honestly and quickly resolve any issues <br /> with firmness and respect before they become major concerns . This thorough <br /> communication , coordination and involvement are continued throughout <br /> Construction . <br /> Specific Issues Relevant to Trade Contractor Management include : <br /> `err' <br /> PROAC; TIVF MANAGEMENT <br /> " Responsive , or proactive management begins by understanding , visualizing , <br /> anticipating and developing the construction plan at the inception of the <br /> design process . " With this goal in mind , PPI solicits the involvement of spe- <br /> cialty systems trades , and local and regional contractors early on to generate <br /> interest . The primary question we ask is " Are the interested contractors quali - <br /> fied to perform the scope of work to high standards of quality? " In making <br /> this decision, PPI utilizes personal experiences, calls references (O/A/CMs), <br /> determines current and future workloads, the number of personal in the <br /> -- organization , its annual revenue , bondability, and identifies the injury incident <br /> rate of each firm . (Safety IIR) . <br /> E <br /> Once pre-qualified , PPI invests the time to develop relationships with each <br /> j company (especially critical path & specialty contractors) so that we know the <br /> key players and understand how the organization is structured . As we com - <br /> municate and involve the trade contractors during Preconstruction , they gain <br /> a thorough understanding of the project in the design phase as PPI shares as <br /> • much project insight and information that is available . Quite simply, by allow- <br /> ing selected contractors to participate in the decision - making and problem - <br /> solving processes in all phases of the project, we have found that unforeseen <br /> encounters are greatly minimized . This thorough communication , coordination <br /> and involvement are continued throughout Construction . PPI engages the <br /> input of the trade contractors in the review of work scopes and the coordina - <br /> tion of schedules . Ever mindful of the Owner' s budget, when addressing <br /> issues requiring cost changes that may affect the cost of the work, they are <br /> *AMO'' evaluated for appropriateness and reasonability to insure that a firm , but fair <br /> decision is made .
