' which will be affected during the project . Each phase of the devel - <br /> opment process is monitored to provide management with the infor- <br /> mation to make decisions, exercise control and avoid surprises . <br /> T 77 <br /> - <br /> - , .. An integrated computer-based system is used to monitor and con- <br /> trol the various phases of the projects . We have qualified, experi - <br /> enced personnel utilizing these computer tools . A very comprehen- <br /> sive historical data base from previous projects is available to our <br /> employees for reference in projecting time and cost considerations . <br /> -- C. c_. Schedules <br /> will be prepared by those who will actually implement the activities . <br /> It will be used to monitor progress and to readjust items based upon <br /> actual progress . We typically prepare three levels of schedules: <br /> project, construction and ' look ahead. " <br /> The project schedule is an overall schedule which will cover all <br /> aspects of the project from programming to punch list completion <br /> in terms of time with all related project management, design , pro- <br /> curement, construction and occupancy activities included . <br /> Schedules will be used to plan the interrelated activities of the proj - <br /> ect team . <br /> The construction schedule covers the period from groundbreaking <br /> to punch list completion and focuses on site activities of the trade <br /> contractors . It is similar to the items in the project schedule, howev- <br /> er they are more detailed . This schedule will be used to plan every <br /> task related to constructing the project and every trade contractor' s <br /> activities . <br /> The ' look ahead " schedule is a tool that we use in order to plan <br /> and coordinate contractor activities on a detailed basis and over a <br /> short period of time . It is also used to focus on a specific portion of <br /> the project .
