ATTACHMENT 1 <br /> Vero Lake Estates <br /> Water/Sewer Utility Assessment <br /> Rev4 <br /> Project Understanding <br /> Vero Lake Estates is an existing mix of residential platted lots and un-platted parcels <br /> which do not have water and sewer system services . There are five phases which include <br /> various lot sizes which range from 0 . 18 to 1 . 0 acres within each phase of mostly unpaved <br /> roads and unimproved drainage system . <br /> The local Health Department has expressed concern regarding further development <br /> within the area with the construction of septic/drainfields and private wells on some of <br /> the smaller lots . The primary concern is the potential health risk associated with the <br /> "undersized" lots which are too small to accommodate the required 75 ' setback distance <br /> between potable supply wells and septic tanks/drainfields , which creates a restriction on <br /> development of these lots . <br /> Indian River County Utilities has requested Kimley-Horn and Associates , Inc . <br /> (Consultant) develop a water and sewer master plan and assessment map which can be <br /> used to develop a methodology for determining costs and assessments for water and <br /> sewer service for this area. The following scope will then be used to <br /> The following approach and scope is provided for each of the five (5 ) phases of Vero <br /> Lake Estates . <br /> SCOPE <br /> Task 1 . Develop Water and Sewer Plan <br /> Consultant will develop a water and sewer piping system plan for each phase. A <br /> Master Plan piping plan will be generated which will depict water system piping, <br /> valves, lift stations, gravity sewer piping, and forcemains . <br /> The water system plan will include pipe sizes , routing, locations for hydrants, and <br /> number of services based on the property appraisers maps . Single services for each <br /> lot/owner shall be assumed . <br /> Hydraulic modeling of the water system for the Vero Lake Estates area will be <br /> provided which will be used to determine pipe sizes . Water demands will be defined <br /> during the development of the water system and will include fire flow . WaterCad <br /> version 6 . 5 by Haestad Methods, Bentley Systems, Inc . , will be used . <br /> The sewer system map will include gravity sewers, laterals to lots , lift stations, and <br /> forcemain piping system for each phase. Pipe sizes for gravity sewer will be per <br /> Indian River County standards .
