ORDINANCE NO. 87- 40 <br />Section 25.1 (b) (2) of the Code of Laws and Ordinances is <br />hereby created as follows. <br />Sec. 25.1. Regulations for specific land uses. <br />(b) Commercial services. <br />(2) Self-service storage facilities (Special <br />Exception). <br />a. Districts requiring special exception: <br />Self-service storage facilities may be <br />allowed in the CG District upon receiving <br />approval for a special exception as provided <br />in Section 25.3 and after meeting the <br />requirements defined below. <br />b. Additional information requirements: <br />1. A written statement that no commercial <br />activity, vehicular service or repair, or <br />storage of hazardous materials shall be <br />allowed and that this requirement <br />will be included in every tenant's lease <br />agreement. <br />2. A site plan meeting all of the requirements <br />of Sections 23.1, 23.2 and 23.3. <br />c. Criteria for self-service storage facilities: <br />1. Buildings shall not exceed twelve (12) feet <br />I <br />n heighth. <br />2. Storage units shall not exceed three hundred <br />(300) square feet in size. <br />3. Outdoor storage shall be prohibited. <br />4. All outdoor lights shall be shielded to <br />direct light and glare only onto the self- <br />service storage facility premises. Light and <br />glare shall be deflected, shaded and focused <br />away from all adjoining property. <br />5. Self-service storage facility lots shall not <br />exceed three (3) acres. <br />6. Quarters for resident managers may be <br />included within the facility <br />All previous ordinances, resolutions, or motions of the Board <br />of County Commissioners or Indian River County, Florida which <br />conflict with the provisions of this ordinance are hereby repealed <br />to the extent of such conflict. All Special Acts of the <br />legislature applying only to the unincorporated portion of Indian <br />River County and which conflict with the provisions of this <br />ordinance are hereby repealed to the extent of such conflict. <br />Coding: Words in W4¢9.fW1A type are deletions from existing law. <br />Words underlined are additions. <br />
