ORDINANCE NO.99-.L_ <br />AN ORDINANCE OF INDIAN RIVER COUNTY, FLORIDA AMENDING THE <br />FOLLOWING CHAPTER OF THE LAND DEVELOPMENT REGULATIONS <br />(LDRS): CHAPTER 911, ZONING; AND PROVIDING FOR REPEAL OF <br />CONFLICTING PROVISIONS, CODIFICATION, SEVERABILITY AND <br />EFFECTIVE DATE. <br />BE IT ORDAINED BY THE BOARD OF COUNTY COMMISSIONERS OF INDIAN RIVER <br />COUNTY, FLORIDA THAT THE INDIAN RIVER COUNTY LAND DEVELOPMENT <br />REGULATIONS (LDRS) BE AMENDED AS FOLLOWS: <br />Section 1: Exemptions for the 98' Avenue Manufacturing Area and Historic Buildings and <br />Resources <br />A. Land Development Regulation section 911.19(3)(a) is hereby amended to read as follows: <br />(3) Specific development regulations within the SR 60 Corridor. In the SR 60 Corridor Plan <br />area, the following special regulations and exemptions shall apply to new development and <br />redevelopment projects that require major site plan approval. <br />(a) Exemptions: <br />1. Single-family development and redevelopment shall be exempt from all SR <br />60 Corridor special development regulations. <br />2. Multifamily development shall be exempt from foundation planting <br />landscaping requirements, prohibitions on fiberglass and asphalt shingles and <br />textured plywood as a finish product, and from requirements to screen roof <br />vents. <br />Industrial and storage buildings located in the CH, IL, and IG zoning districts <br />shall be exempted from foundation planting landscaping requirements and <br />architectural/building requirements for building facades that do not abut <br />residentially designated areas or front on public or platted roads. However, <br />industrial buildings shall satisfy the color requirements. <br />4. Electrical substations and similar uses that prohibit access by the public onto <br />the site may be exempted from architectural/building requirements, if the <br />exempted building(s) and equipment will be visually screened from adjacent <br />properties and roadways. <br />98t' Avenue Manufacturing District: Industrially zoned manufacturing uses <br />located along 98th Avenue comprise what is herein known as the 98th Avenue <br />manufacturing district.
