D. ASSIGNMENT <br />This Lease shall not be assigned without the consent of .the Lessor, <br />but any portion of the units erected upon the said demised property, which <br />are used exclusively for residential purposes, may be sublet by the Lessee, <br />provided, however, the rents to be charged for the accommodations occupied! <br />are approved by the Lessor, but no such assignment or subletting shall i <br />I <br />release the Lessee herein from the obligations under this Lease. The i <br />Lessee shall protect the Lessor from any claims for damages. which may <br />arise by reason of any negligent act or deed of the said Lessee in connection <br />with its subletting of any residential unit. <br />E. INDEMNIFICATIONS <br />The Lessees covenant and agree with the Lessor that during the entire <br />term of this Lease it will indemnify and save harmless the Lessor against <br />any and all claims, debts, demands, or obligations which may be made <br />against the Lessor or against the Lessor's title in the premises, arising <br />by reason of or in connection with the making of this Lease and the owner- <br />ship by the Lessee of the interest hereby created; and if it becomes neces- <br />sary for the Lessor to defend any action seeking to impose any such liability <br />the Lessee, will pay the Lessor all costs of court and reasonable attorneys <br />fees incurred by the Lessor in effecting such defense, plus any other sums <br />which the Lessor may be called upon to pay by reason of the entry of a I <br />judgment against the Lessor in the litigation in which such claim is asserted' <br />F. LESSEE'S DUTY TO KEEP DEMISED PREMISES IN GOOD REPAIR <br />The Lessee will keep all improvements, buildings, equipment, furni- <br />ture and fixtures constructed or brought upon the demised premises, in <br />a good state of repair and first class condition, and will not suffer nor <br />permit any waste or neglect of any of said property. The Lessee will <br />repair, replace, renovate, and generally maintain the property as often as <br />it may be necessary in order to keep it in first class repair and condition. <br />G.
