ORDINANCE NO. 2008 - <br />Emergency Services/public use site: The developer has committed to dedicating a <br />4.59 acre parcel located near the southeast corner of CR510 and 66th Avenue for a fire <br />station or other public uses. The site will need to be dedicated to the county without <br />compensation prior to or via the final plat for phase I. <br />Right -of -Way Dedications: The applicant will dedicate right-of-way for CR510, <br />66th Avenue, 70th Avenue (Powerline Road), and 74th Avenue without compensation. <br />The rights-of-way for CR510, 66th Avenue, and 81st Street Tying cast of 66th Avenue <br />will need to be dedicated prior to approval of the phase I preliminary PD plan, or <br />within 90 days of notification by the county of a justifiable need (utility line relocates), <br />whichever occur s first. The rights-of-way for the other roads will be dedicated prior to <br />01 via the final plat for the phase or sub -phase which includes the subject right-of-way. <br />Street Dedications: All interior streets will be privately dedicated, but open to the <br />public This will be reflected in the dedication language on the final plats. The major <br />roads that run through the main site, 74th Avenue and 81st Street, will be publicly <br />dedicated, but the landscaping installed within the right-of-way will be privately <br />maintained. <br />Douglas Subdivision Drainage and Pedestrian Improvements: With the Ryall Park <br />improvements, the developer has committed to construct stormwater improvements <br />that will serve to enhance drainage for the Douglas Subdivision which lies east of the <br />park. A pedestrian connection from the Douglas Subdivision to the park will be made <br />with the drainage improvements. The drainage work must be done prior to issuance of <br />a certificate of completion for phase II. <br />Off-site sidewalk The developer has committed to construct an off-site sidewalk <br />along the south side of CR510 to serve the Douglas Subdivision. The sidewalk will <br />run from 64th Avenue to 66th Avenue and be consti ucted prior to issuance of a <br />certificate of completion for phase I. <br />Extension of County Road Grid: The project design provides for the extension of <br />70th Avenue (Powerline Road) 74th Avenue and 81st Street.
