DAY, DEVELOPER OF THIS.INDIAN RIVER TRAILS PROJECT, <br />AND HE WOULD, THEREFORE, REFRAIN FROM ENTERING INTO THE <br />DISCUSSION EXCEPT IF REQUESTED TO GIVE AN OPINION ON A LEGAL <br />QUESTION <br />DR, HARRY M. DAY, MAJOR OWNER AND DEVELOPER OF THE <br />PROPOSED INDIAN RIVER TRAILS PROJECT TOOK THE FLOOR AND MADE <br />HIS PRESENTATION, <br />DR. DAY INFORMED THE BOARD THAT THIS IS PLANNED TO BE A <br />VERY PRESTIGIOUS PROJECT AND SHOULD GREATLY ENHANCE THE COMMUNITY, <br />THEY PROPOSE TO BUILD A 36 HOLE GOLF COURSE, WITH COUNTRY CLUB; <br />TENNIS COURTS, SWIMMING POOLS, RIDING TRAILS, ETC, <br />DR. DAY SAID THEY ALSO PLAN TO DEVELOP AN INDUSTRIAL <br />PARK OF APPROXIMATELY 40 ACRES TO BE USED FOR LIGHT INDUSTRY <br />AND TO HAVE A COMMERCIAL AREA DEVOTED TO SMALL STORES, HE ALSO <br />FELT THAT THE TYPE OF PEOPLE WHO WOULD BE ATTRACTED BY THE TYPE <br />OF DEVELOPMENT THEY PROPOSE WOULD MOST LIKELY BE MORE MATURE <br />AND AFFLUENT AND SHOULD NOT,•THEREFORE; PUT TOO MUCH STRESS ON <br />THE SCHOOL SYSTEM, <br />MR. DAVID ROBISON, ARCHITECT, SPOKE IN REGARD TO <br />THE UP -GRADING DONE ON THIS PROJECT AT THE REQUEST OF THE <br />ZONING DEPARTMENT, HE STATED THAT THE BASIC UNITS PLANNED <br />TO BE BUILT HAVE BEEN REDUCED BY APPROXIMATELY 1,000 OR <br />ALMOST ONE THIRD AND THERE WILL BE ONE THIRD TO ONE QUARTER <br />MORE OPEN AREA. THE PROJECT AS ORIGINALLY PLANNED -COULD <br />SUSTAIN 11,000 PEOPLE. A MAXIMUM OF 8,164 IS ANTICIPATED <br />WHICH SHOULD EFFECTIVELY REDUCE TRAFFIC FLOW. MR, ROBISON <br />SAID THEY WERE USING 2.6 AS THE POPULATION PER UNIT, <br />CHAIRMAN LOY TOLD DR. DAY THAT IN REGARD TO GOLF <br />COURSES, THE BOARD HAD SET A PRECEDENT WHEREBY THEY ASKED <br />THAT LAND TO BE PUT INTO GOLF COURSES BE REZONED INTO AGRI- <br />CULTURAL ZONING. <br />DR. DAY REPLIED THAT HE WAS VERY DEEPLY CONCERNED <br />WITH THE DESIGN OF THE GOLF COURSE AND THE TREES AND SHRUBS I,N <br />AND AROUND IT AND AS SOON AS THE METES AND BOUNDS OF THE GOLF <br />COURSE COULD BE DETERMINED, HE WOULD BE HAPPY TO RETURN TO THE <br />Zj <br />r <br />JUN 1974 000K 20 PW219 <br />
