s <br />VAL BRENNAN, PLANNING DIRECTOR APPEARED AND INFORMED THE <br />BOARD THAT THIS AREA KNOWN AS EAST GIFFORD WAS ZONED PRIMARILY. <br />INDUSTRIAL AND THERE ARE A NUMBER OF RESIDENTS IN THE AREA WANTING <br />TO BUILD HOUSES, BUT BECAUSE OF THE ZONING QRDINANCE;"ADOPTED`IN <br />1971, THEY HAVE TO PAY A FEE TO HAVE THE ZONING CHANGED TO RESIDENTIAL <br />IN ORDER TO BUILD. THE PLANNING DEPARTMENT WAS DIRECTED TO PREPARE <br />A PLAN OF THIS AREA, <br />THIS AREA IS LOCATED WEST OF THE RAILROAD TO 43RD AVENUE, <br />SOUTH TO SOUTH GIFFORD ROAD AND THE CITY LIMITS, AND P+�RTH TO <br />LINDSEY ROAD. � <br />MR. BRENNAN STATED THAT AT THE PUBLIC HEARING -BEFORE THE <br />ZONING COMMISSION, .JULY 25, 1974, THE BOARD RECOMMENDED THE <br />REZONING OF EAST GIFFORD AS ADVERTISED, SUBJECT TO THE FOLLOWING <br />CHANGES. THE PROPERTY KNOWN AS PIERSON•s ENTERPRISES (A JUNK YARD), <br />ON SOUTH GIFFORD ROAD BE CHANGED FROM LM -1 TO M-1 ZONING AND THE <br />PROPERTY ON THE SOUTHEAST CORNER OF SOUTH GIFFORD ROAD AND THE <br />RAILROAD BE CHANGED FROM LM -1 TO R -2B ZONING. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE HEAP.D. <br />GODFREY GIPSON, REPRESENTING THE GIFFORD .JAYCEES APPEARED <br />AND STATED THAT HE WAS IN FAVOR OF THE CHANGE TO R -2B ZONING OF THE <br />SOUTHEAST CORNER OF SOUTH GIFFORD ROAD THAT THE ZONING COMMISSION <br />RECOMMENDED. MR. GIPSON STATED THAT SOUTH GIFFORD ROAD IS THE MAIN <br />ENTRANCE INTO GIFFORD AND IF ZONED LM -1 THERE WOULD BE NO CONTROL <br />OVER WHAT COULD BE BUILT AND WOULD NOT BE AS ATTRACTIVE AS RESIDENTIAL <br />ZONING. THE CITIZENS OF THIS COMMUNITY WOULD LIKE TO CONTROL THE <br />DENSITY OF THE COMMUNITY AND ARE IN FAVOR OF R -2B ZONING, <br />RUDOLPH SMITH ALSO REPRESENTING THE GIFFORD .JAYCEES APPEARED <br />AND ALSO SPOKE IN FAVOR OF THE ZONING COMMISSIONS RECOMMENDATION <br />TO REZONE THIS 23 ACRES ON SOUTH GIFFORD ROAD TO R -2B ZONING. <br />24 <br />AUG 7 1974 koC.20 PAcf351 <br />-. <br />
