MR. BRENNAN STATED THAT THE PEOPLE IN THIS COMMUNITY <br />ARE CONTENT WITH THE ZONING OF M -Z FOR PIERSON'S ENTERPRISES AS IT <br />IS AN EXISTING JUNK YARD, BUT THEY WOULD LIKE TO KEEP OTHER JUNK <br />YARDS OUT OF THIS AREA, <br />J.R. RODGERS, OWNER OF INDIAN RIVER PARK INC., THE PROPERTY <br />IN QUESTION ON SOUTH GIFFORD ROAD AND THE RAILROAD APPEARED AND <br />STATED THAT HE HAS OWNED THIS PROPERTY SINCE APRIL 1973 WITH <br />THE INTENTION OF DEVELOPING IT WITH HIGH CLASS BUSINESSES AND HE <br />STATED THAT R-213 IS NOT THE BEST USE OF THIS PROPERTY AND IT SHOULD <br />BE LEFT IN INDUSTRIAL ZONING. HE STATED THAT'IT WOULD,.BE ILLOGICAL <br />TO ASSUME THAT THIS PIECE OF PROPERTY SHOULD BE DEVELOPED AS <br />RESIDENTIAL BECAUSE OF .ITS. CLOSE PROXIMITY. T0. THI~ RAILROAD. MR, <br />RODGERS CONTINUED THAT IT HAS NOT BEEN DEVELOPED YET BECAUSE <br />THEY ARE TRYING TO ATTRACT TENANTS WHO WOULD BE AN ASSET TO THE <br />COMMUNITY. THIS PROPERTY WOULD BE DEVELOPED WITH WAREHOUSES WHICH <br />MR. RODGERS FEEL THERE IS A NEED FOR IN INDIAN RIVER COUNTY. <br />THE PROPERTY WOULD BE FENCED TO -PROTECT CHILDREN IN THE AREA, <br />DARRELL FENNELL, ATTORNEY REPRESENTING INDIAN FIVER PARK <br />INC. APPEARED AND STATED THAT LIGHT INDUSTRY WOULD BE THE BEST <br />USE OF THE AREA AND AN ATTRACTIVE BUSINESS PARK COULD ENHANCE <br />THE VALUE OF THE.LAND. THE LOCATION OF THE PROPERTY NEXT TO A <br />RAILROAD BEING ZONED R-213 IS NOT LOGICAL. <br />LOIS KRAMER APPEARED AND REQUESTED CLARIFICATION OF THE <br />PROPOSED C—IA ZONING. <br />ANNA STICKMAN, REAL ESTATE AGENT WORKING WITH THE OWNER OF <br />INDIAN RIVER PARKS APPEARED AND EXPLAINED TO THE BOARD THE REASONS <br />FOR THE DELAY IN COORDINATING BUSINESS FOR THE DEVELOPMENT OF <br />THIS PROPERTY, <br />MR. BRENNAN STATED THAT WE SHOULD BE CONCERNED WITH WHAT IS <br />BEST FOR THE COMMUNITY.
