BOB GRICE, A MEMBER OF THE ZONING COMMISSION, STATED THAT <br />AREA IS NOT ENVIRONMENTALLY SENSITIVE, AND IT SHOULD BE AGRICULTURE. <br />IF ANYONE COMES IN TO DEVELOP IT, THEY WOULD HAVE A TOUGH JOB, <br />CHAIRMAN LOY ASKED IF EVERYONE AGREED WITH '1R. JONES <br />REQUEST THAT PORTIONS OF PROPERTY ON THE SOUTH COUNTY LINE BETWEEN <br />I®95 BE AGRICULTURE AND NOT ENVIRONMENTALLY SENSITIVE AREAS, THE <br />BOARD AGREED WITH THIS REQUEST. <br />THE ZONING COMMISSION HAD RECEIVED SEVERAL REQUESTS FOR CHANGES <br />TO THE COMPREHENSIVE LAND USE PLAN, BUT ONLY RECOMMENDED THE FOLLOWING <br />TWO: ONE WAS FROM HOBART INDUSTRIES REQUESTING AN AMENDMENT TO THE <br />ORIGINAL PLAN TO SLIGHTLY INCREASE THEIR INDUSTRIAL AREA AND LEAVE THE <br />BALANCE OF THEIR LAND IN AGRICULTURE. <br />COMMISSIONER SIEBERT STATED THAT BECAUSE OF THE FACT THAT IT <br />LIES IN AN ENVIRONMENTALLY SENSITIVE AREA, THE USE OF THAT LAND WOULD <br />BE SCRUTINIZED VERY CLOSELY. <br />MR, GRICE STATED AS A ZONING COMMISSION MEMBER HE WAS IN <br />AGREEMENT WITH THIS CHANGE, <br />":THE OTHER CHANGE RECOMMENDED BY THE ZONING COMMISSION WAS A <br />PROPOSAL FROM MARSHALL BARNES. THE REQUEST IS TO EXTEND THE INDUSTRIAL <br />AREA OVER SLIGHTLY TO THE WEST TO INCLUDE A SMALL PORTION OF HIS PROPERTY <br />AND SO THAT IT CONFORMS WITH THE ZONING MAP, <br />CHAIRMAN LOY STATED THAT INSTEAD OF THE BOUNDARY LINES BEING <br />DEFINITE, IT SHOULD BE A ROUNDED LINE AND IT WOULD INCLUDE 1R, BARNES' <br />PROPERTY, <br />COMMISSIONER SCHMUCKER STATED THAT HE WOULD LIKE TO FURTHER <br />DISCUSS THE SOUTH BEACH AREA. <br />HE STATED THAT HE FEELS IT IS NOT PRACTICAL TO KEEP THE SOUTH <br />BEACH AREA FULLY RESIDENTIAL. IF THIS HAPEENS, WE WILL HAVE CONSTANT <br />PRESSURE FROM THE DEVELOPERS. WE HAVE A CONTINUOUS LINE OF MEDIUM <br />DENSITY ALONG THE NORTH BEACH AND MAYBE THAT SHOULDN'T BE AS CONSISTaNT <br />AS IT IS, BUT THERE SHOULD BE SOME MEDIUM DENSITY ON THE SOUTH BEACH. <br />COMMISSIONER SIEBERT STATED THAT HE FEELS THERE IS A DISTINCT <br />DIFFERENCE BETWEEN THE NORTH AND THE SOUTH BEACH AREAS, THE DIFFER€NCE <br />BEING THE NORTH BEACH AREA IS VIRTUALLY UNDEVELOPED LAND, HE DOES AGREE <br />WITH COMMISSIONER SCHMUCKER IN THAT POSSIBLY IT WOULD BE BETTER NOT TO <br />13 <br />V <br />MAY 2 9 .1975 . <br />M:t <br />err' ?R'-'"- <br />,,,,_.- 410 - <br />
