JUN 4 1975 <br />THE CHAIRMAN ASKED IF THE TERM DENSITY, THAT IS REFERRED <br />TO THROUGHOUT THE PLAN COULD BE DEFINED AS IT IS IN OUR ZONING ORDINANCE <br />AND INCLUDED IN THIS PROPOSED IMPLEMENTING ORDINANCE. THE SUMMARY REPORT <br />REFERS TO HIGH DENSITY AS 18 UNITS PER ACRE. HIGH DENSITY IN OUR ZONING <br />ORDINANCE IS 15 UNITS PER ACRE <br />CHAIRMAN LOY STATED THAT ONE OF THE MAIN REASONS THE GENERAL <br />PUBLIC HAS ACCEPTED THE BOARD'S RECOMMENDATION IS BECAUSE THEY THOUGHT THE <br />OVERALL PLAN WOULD BE USED AS A GUIDE. SHE WAS NOT IN FAVOR OF ANY TIME <br />LIMITS UNTIL WE HAVE GIVEN THIS ORDINANCE A CHANCE TO WORK. SHE STATED <br />THAT IF WE GIVE THE ZONING COMMISSION GOOD DIRECTIONS ON HOW WE WANT ITEMS <br />HANDLED AND SET UP GUIDE LINES, THESE DOCUMENTS WOULD BE IN THE SPIRIT OF <br />WHAT THE GENERAL PUBLIC FEELS THE BOARD WOULD ADOPT. <br />CHAIRMAN LOY STATED THAT THE ONLY CHANGE SHE WOULD SUGGEST IS <br />IN THE AREA OF DENSITIES, AS REFERRED TO ABOVE. THE METHODOLOGY SECTION <br />OF THE SUMMARY PLAN IS NOT WHAT SHE IS LOOKING FOR. SHE WOULD LIKE TO SEE <br />DENSITIES DONE BY DEFINITION, AND WOULD APPROVE THE ORDINANCE. <br />COMMISSIONER SIEBERT ASKED THE INDIVIDUALS PRESENT FOR THIS <br />DISCUSSION WHAT THEIR FEELINGS ARE ON HOLDING REZONING REQUESTS IN AREAS <br />THAT WOULD BE IN CONFLICT WITH THE COMPREHENSIVE LAND USE PLAN ONLY ONCE A <br />YEAR. <br />MR, WILCOX STATED THAT HE FEELS IT IS AN EXCELLENT POINT, <br />BUT COULD CREATE PROBLEMS. HE SUGGESTED AND RECOMMENDED ADOPTING THE <br />ORDINANCE AS PREPARED BY ATTORNEY BURCH AND SEE HOW IT WORKS AND <br />AFTER A PERIOD OF TIME AND THE ORDINANCE IS MODIFIED, HE WOULD LIKE <br />TO SUGGEST REZONING REQUESTS BE HELD EVERY SIX MONTHS INSTEAD OF <br />ONE YEAR. <br />MR, BRENNAN STATED THAT HE WOULD PREFER A PERIOD OF ONE <br />YEAR FOR REVIEW SINCE HIS DEPARTMENT WILL DO THE WORK. IT DOES <br />NOT MEAN DEVELOPERS SHOULD WAIT FOR ONE YEAR AND THEN COME IN AT ONE <br />TIME. WE'HOPE THAT THEY WILL COME IN THROUGHOUT THE YEAR, WE WILL <br />KEEP THE ZONING COMMISSION ABREAST OF WHAT IS BEING PROPOSED AND THE <br />FINAL DECISION WILL BE MADE AT THE ANNUAL REVIEW. <br />CHARLES DAVIS STATED THAT IN HIS TYPE OF BUSINESS HOLDING <br />REZONING REQUESTS FOR ONE YEAR WOULD BE A HINDERANCE TO HIS <br />BUSINESS. <br />MR, REDSTONE STATED THAT THEY WOULD NOT OBJECT TO THE <br />REVIEW OF REZONING REQUESTS ANNUALLY OR EVERY SIX MONTHS. <br />19 <br />900k -23 i <br />PAGE <br />
