ATTORNEY HENDERSON STATED THAT THERE IS PRESENTLY NO PERMA- <br />NENT MOBILE HOME ZONING IN THE COUNTY; THAT THIS ZONING IS A CLASSIFICA- <br />TION THAT HAS NEVER BEEN USED, <br />DEWEY WALKER, ZONING DIRECTOR,. STATED .THAT THERE AREA FEW <br />SMALL PERMANENT MOBILE HOME PARKS IN THE NORTH PART OF THE COUNTY. <br />JOHN COLE, OWNER OF THE PROPERTY, TOOK THE FLOOR. HE INFORMED <br />THE BOARD THAT HE HAS OWNED PROPERTY HERE SINCE 1954 AND PRESENTLY OWNS <br />ALMEDA RANCH WHICH COMPRISES 700 ACRES. HE FEELS THAT HE IS COGNIZANT <br />OF THE PROBLEMS FACING THE COUNTY. HE POINTED OUT THAT PEOPLE WANTING <br />DELUXE HOMES GO TO JOHN'S ISLAND AND THE BEACH AREA AND FEELS YOU MUST <br />BE A REALIST WHEN YOU OWN:PROPERTY WEST Of THE RIVER AS THIS IS THE <br />MOST ATTRACTIVE AREA TO THE LOW AND.AVERAGE WAGE EARNERS. MR. COLE <br />STATED THE ONLY WAY TO PROVIDE HOUSING FOR A PERSON EARING $10,000 <br />TO $12,000 A YEAR IS WITH MOBILE HOME HOUSING. HE REALIZES THAT THE <br />VERY NAME "MOBILE HOME° HAS HAD A STIGMA ATTACHED TO IT, BUT DOESN'T <br />FEEL THIS IS TRUE ANY MORE. <br />ATTORNEY HENDERSON INTRODUCED THE DEVELOPER OF THE PROPOSED. <br />PROJECT, BOB HOFMANN. <br />CHAIRMAN LOY INFORMED THOSE PRESENT THAT THE PETITION PRE- <br />SENTED BY MR, HENDERSON EARLIER IN REGARD TO THE NEED FOR LOW COST <br />HOUSING CONTAINS APPROXIMATELY 85 NAMES AND THE PETITION SUBMITTED TO <br />THE BOARD OPPOSING THIS PROJECT CONTAINS 11 NAMES. <br />COMMISSIONER SCHMUCKER ASKED HOW MANY UNITS PER ACRE ARE <br />ALLOWED IN THIS ZONING. <br />ATTORNEY HENDERSON SAID THAT THE ZONING ALLOWS 8 UNITS PER <br />,.ACRE, BUT THEIR LAYOUT WAS PLANNED FOR LESS THAN 4 UNITS PER ACRE, <br />COMMISSIONER SCHMUCKER NOTED THAT THIS WAS THE SAME AS R-1 <br />RESIDENTIAL. <br />CHAIRMAN LOY ASKED HOW THE TAX FIGURES PRESENTED IN THE <br />NARRATION WERE ARRIVED AT, <br />MMR. HOFMANN ANSWERED THAT FIGURES WERE TAKEN FROM TAX ROLLS <br />OF FOUR OTHER SIMILAR PARKS AND AVERAGED.
