INDUSTRIAL ZONING IN THE FAR FUTURE. IT COULD BE THAT THESE MOBILE HOMES <br />CAN NO LONGER BE KEPT IN THIS AREA THAT .INDUSTRY WILL -PUSH THEM OUT. <br />IT MIGHT ALSO BE WE HAVE TOO MUCH INDUSTRIAL IN THE COUNTY. THERE ARE s <br />MOBILE HOMES ALREADY ON 1/2 THIS PROPERTY AND 1/2 OF THE ADJACENT PROPERTY. <br />COMMISSIONER-WODTKE STATED THAT HE CAN SEE VERY GOOD PROS AND CONS <br />AND THIS REQUEST IS SOMETHING WE ARE GOING TO GET INVOLVED WITH BECAUSE OF EN— <br />VIRONMENTAL REGULATIONS AND CONTROLS THAT WILL BE IMPOSED, THAT WILL REQUIRE <br />GETTING INTO SEWER SYSTEMS AND POSSIBLY THERE WILL BE ECONOMIC PROBLEMS; <br />HE COULD UNDERSTAND THAT PROBLEM, BUT H4. CAN ALSO LOOK AT THAT AREA AND SEE <br />WHAT IS GOING TO HAPPEN IF THIS REZONING IS APPROVED. IT WILL TAKE AN AREA <br />SET ASIDE AS A DESIROUS INDUSTRIAL AREA AND THIS PROPOSED REZONING WOULD <br />PRETTY WELL DO AWAY WITH THE INDUSTRIAL ZONE AND FOR THIS REASON HE IS <br />OPPOSED TO IT. HE IS CONCERNED ABOUT HEALTH PROPLEMS AND THAT THE AREA <br />SHOULD BE ON A SEWER SYSTEM. HE PUTS RESPECT IN THE ACTUAL LAND USE REPORT <br />AS FAR AS ENFORCEMENT, BUT POSSIBLY IT WAS A BAD DECISION TO GO IN THAT <br />AREA AND PUT IT IN AN INDUSTRIAL ZONE WHEN IT WAS PREDOMINATELY A MOBILE.HOME <br />AND RESIDENTIAL AREA. <br />COMMISSIONER MASSEY ASKED HOW MANY MOBILE HOME PARKS OF THIS SIZE, <br />DO WE HAVE IN THE COUNTY. <br />MR. WALKER STATED THAT, AT A ROUGH GUESS HE WOULD SAY APPROXIMATELY <br />28 TO 30 SIMILAR PARKS IN THE COUNTY. <br />COMMISSIONER MASSEY STATED THAT THESE PARKS AND LACK OF SEWER SYSTEMS- <br />. t <br />ARE NOT DANGEROUS TO THEMSELVES AT THIS TIME, BUT IF THEY WERE TO BECOME. <br />LARGER THEY COULD BECOME DANGEROUS. LARGE SEWER SYSTEMS ARE NOT ALWAYS THE <br />BEST THING FOR AN AREA EITHER, BUT RATHER THAN HAVE A BUNCH OF THESE SMALL <br />PARKS SPRING UP THROUGHOUT THE COUNTY, WHICH IS THE VERY THING WE ARE TRYING <br />TO CONTROL HE WOULD HAVE TO OPPOSE THIS REZONING. <br />CHAIRMAN SIEBERT STATED THAT HE IS CONCERNED THAT THE AREA WAS <br />ORIGINALLY INTENDED TO BE RESIDENTIAL, WITH THE REZONING OF NORTH <br />GIFFORD ROAD AREA WE STILL HAVE A HODGE—PODGE OF ZONING...:WHEN THE RESIDENTS <br />OF THIS AREA REQUESTED THAT IT REMAIN IN M-1 — RESTRICTED INDUSTRIAL DISTRICT, <br />WE:CONSIDERED LEAVING IT BECAUSE IT WAS THE START OF GETTING THE ENTIRE --AREA <br />IN ONE CLASSIFICATION WHERE THE LAND USE. PATTERN IN THAT AREA WOULD EVENTUALLY <br />WORK ITSELF OUT, BUT NOW, IN CONSIDERATION OF THIS REZONING REQUEST, WE <br />ARE GOING BACK THE OTHER WAY BY SAYING WE ARE GOING TO CREATE STILL ANOTHER <br />PARK: SO RATHER THAN CLEANING IT UP WE ARE CREATING A BIGGER PROBLEM THAN <br />WE HAVE NOW, <br />COMMISSIONER LOY AGREED WITH CHAIRMAN SIEBERT'S STATEMENT. <br />-25- <br />FEB 18 1976 <br />85 <br />
