BERG CONTINUED THAT IT IS THE RECOMMENDATION OF THE PLANNING <br />DEPARTMENT THAT THIS BE DENIED BECAUSE IT WOULD BE IN CONFLICT WITH THE <br />MASTER PLAN <br />MR, BRENNAN STATED THAT THIS IS A MOBILE HOME PARK; THESE PEOPLE <br />ARE READY TO DEVELOP IT, PUT IN SEWERS AND PROVIDE NEEDED HOUSING AND THE <br />ZONING COMMISSION FEELS IT WOULD DO NO HARM IN THE AREA, BUT.THE PEOPLE <br />LIVING IN THE AREA WANTED "INDUSTRIAL" ZONING AND NOT MOBILE HOME ZONING. HE <br />CONTINUED THAT WE HAVE A TECHNICAL PROBLEM AND A LEGAL PROBLEM AS THIS DQES <br />NOT CONFORM WITH THE MASTER PLAN AND WE ALSO HAVE A HUMANE PROBLEM TO PRO- <br />VIDE NEEDED HOUSING FOR THE PEOPLE IN THE COUNTY. <br />ON AUGUST:%; 1974 A PUBLIC HEARING.WAS HELD TO CONSIDER REZONING <br />THIS AREA TO RESIDENTIAL, BUT THE PEOPLE IN THE AREA WANTED IT TO REMAIN IN <br />INDUSTRIAL. IF THIS WAS REZONED THE WAY IT WAS ORIGINALLY PLANNED, THIS <br />PROPERTY WOULD HAVE BEEN ZONED RESIDENTIAL. <br />COMMISSIONER LOY ASKED WHAT THE MASTER PLAN SHOWS FOR THIS AREA. <br />MR, BERG STATED THAT THE MASTER PLAN SHOWS INDUSTRIAL FOR THIS <br />AREA. <br />ATTORNEY COLLINS STATED THAT THE MASTER PLAN, AS IT NOW EXISTS, <br />IS REALLY WHAT THE OVERALL DEVELOPMENT IN THE FUTURE SHOULD BE, IT IS A <br />GUIDE TO HELP IN REZONING EFFORTS TO CREATE CONSISTENCY IN THE COUNTY. THIS <br />BOARD CAN TAKE INTO CONSIDERATION THE MASTER PLAN, BUT THERE ARE NO MANDATORY <br />REQUIREMENTS TO CONFORM ALL ZONING WITH THE PLAN AS IT PRESENTLY EXISTS. <br />HE SUGGESTED THAT THE BOARD USE THE MASTER PLAN IN THEIR CONSIDERATIONS, <br />BUT IT DOES NOT HAVE TO BE THE DOMINATING FACTOR, THE BOARD SHOULD -CONSIDER <br />ALL THE FACTS PRESENTED TODAY AND THEN MAKE THEIR DECISION. <br />MR. BERG STATED THAT THIS AREA IS RESIDENTIAL IN CHARACTER, <br />CHAIRMAN SIEBERT ASKED IF ANYONE PRESENT WISHED TO BE HEARD. <br />• <br />-26- <br />
