M <br />suit, trouble, or hinderance from lessor, so long as lessee keeps and performs the <br />terms and conditions of this lease. <br />SECTION X <br />The lessee covenants and agrees to protect and save harmless the lessor <br />of and from any and all claims,lincluding all costs and attorney's fees, for injuries <br />to person or property by reason of any accident or happening upon the demised pre- <br />mises. The lessee agrees to procure and pay for Comprehensive Public Liability <br />.Insurance protecting both the lessor and/or its agent and lessee, and will within <br />ten (10) days prior to lessee's occupancy of premises furnish a certificate or <br />certificates certifying such insurance is in force in an insurance company or com- <br />panies approved by the lessor. The coverage of such public liability policy or <br />policies shall be $1,000,000.00 for injuries to one person and $1,000,000.00 for <br />injuries to more than one person, and $500,000.00 for property damage. The lessor <br />shall be named as an additional insured under said policies. Said policies shall <br />be written so as to provide primary coverage. Any insurance maintained by lessor <br />on the premises shall be considered as excess coverage. <br />SECTION XI <br />Lessor shall not be liable to lessee for any claim for compensation or <br />any losses, damages or injuries sustained•by lessee resulting from failure of any <br />water supply, or electrical current not caused by the negligence of lessor or its <br />agents, servants or employees, or caused by natural physical conditions whether on <br />the surface or underground, including stability, moving, shiftirg, settlement or <br />displacement of materials by fire, water, windstorm, tornado, act or state of war, <br />civilian commotion or riot, or any other cause beyond the control of lessor. <br />SECTION XII <br />Time is of the essence in each and all of the terms aud.provisions of <br />this lease, and the terms and provisions of this lease shall extend to, be binding <br />-ani and inure to the benefit of the successors acid assigns of the parties. <br />SECTION XIII <br />The following miscellaneous provisions shall apply: <br />A.
