By the River, Inc. <br />November 2006 <br />Green House Project: <br />By the River will be configured and operated as a Green House Project model, which was <br />developed by the Robert Wood Johnson Foundation and is a project of the NCB Development <br />Corporation. Within these four, ten -unit buildings, we also plan to dedicate ten of those units <br />to providing increased levels of care to those suffering from Alzheimer's and other age related <br />dementia illnesses. <br />In the Green House model, universal workers will provide direct care services including food <br />preparation, assistance in activities of daily living, housekeeping, and medications <br />management, all increasing the continuity of care and quality of life for residents. The, Green <br />House Project is unique in it's concept of keeping housing unites limited to 10 beds or less, <br />thus providing a more home -like atmosphere. This design set-up also creates a sense of safety, <br />security and order and conveys the importance of the individual's self-esteem. All of these <br />elements fit perfectly with By the River's mission to foster freedom and dignity. <br />National Demonstration Model <br />The Coming Horne Program, administrated by the Department of Elder Affairs and funded by <br />the Robert Wood John on Foundation, has made By the River, Inc. a feaiured demonstration <br />project. This program, which is part of the nations largest healthcare related foundation, <br />• initiated by The Honorable Governor Jeb Bush, encourages local communities to take a <br />greater degree of responsibility for supporting the housing needs of their senior citizens who <br />are living below the poverty line. Now, more than ever, it is imperative that every community <br />in the country begins to take responsibility for the growing challenges regarding the elder <br />population. This project will serve as a beacon to other communities who are willing to step <br />up and take care of their seniors. <br />Number of units: 40 zero bedroom units. <br />Target groups: Frail elderly. <br />Rents: Indian River County Median Income=$53,250. <br />80% or 32 of the units will have rents that do not exceed 60% of the <br />area medium income limits. <br />In Indian River County rents at 51-80% of the Medium Income, <br />which is classified as `Low', for an Efficiency is $746 a month. <br />20% or 8 units will have rents that do not exceed 30% of the area <br />medium income. <br />In Indian River County rents at 30% of the Medium Income, <br />which is classified as `Extremely Low', for a Efficiency is <br />$280 a month. <br />• By the River will keep all units at the above set aside rates for 50 years. <br />New Construction: Yes. <br />3 <br />
