C <br />• i <br />4 19 77 <br />(5) Proper size air conditioner and duct work. <br />(6) Installation of.electric meter, proper wall <br />circuits and overhead lighting. <br />(7) Up to Two Hundred Fifty ($250.00) Dollars of <br />wallpapering, including labor. <br />(B) <br />All additional alterations, except as hereinafter <br />set out, shall be the sole responsibility of the <br />Lessee. <br />(C) <br />Lessor shall provide drop ceilings throughout <br />the leasehold premises to the Lessee, for the <br />consideration %of Three Thousand Five Hundred <br />($3550.00) Dollars. Lessee shall have the option <br />of paying the additional consideration in one of <br />two ways: <br />(1) The entire sum may be paid with the first <br />month's rent, or <br />(2) The Lessee may pay an additional Forty ($.40) <br />scents per square foot per annum during the <br />�.. <br />term of the Lease. This second alternative <br />will require the payment of an additional One <br />• <br />Thousand Two Hundred Forty Four ($1244.00) <br />Dollars per annum, which shall be paid on a <br />monthly basis thereby increasing the monthly <br />payments to Six Hundred Twenty Two ($622.00) <br />Dollars per month. In the event, however, <br />the Lessee shall quit the leasehold premises <br />prior to the expiration of the term, the un- <br />paid balance then remaining of the aforesaid <br />Three Thousand Five Hundred ($3550.00) Dollars <br />shall be immediately due and payable. <br />S.
