during the term of this Lease. Any additional sums due the <br />Lessor by virtue of this paragraph shall be paid on or before <br />. <br />the last day of the year in which the tax bills are received <br />by tine Lessor. <br />6. Insurance The Lessee shall provide evidence of <br />liability insurance in an amount not less than Two Hundred <br />Thousand ($200,000.00) Dollars pek person and not less than <br />Five Hundred Thousand ($500,000.00) Dollars per occurence. <br />7. Renewal: Lessee shall have the option to renew this <br />Lease for one (1) additional year upon the expiration of this <br />Lease term. If the Lessee chooses to exercise the option to <br />renew, it shall give the Lessor written notice of such intent <br />sixty (60) days prior to the expiration of the lease term. <br />If the Lessee chooses to exercise the option contained in this <br />paragraph, the lease payments provided for shall be increased <br />by an amount equal to the increase in the Consumer Price Index, <br />using 1976 as the basis year. <br />S. Repairs: The Lessor will maintain the air conditioners <br />; <br />and the exterior of the leased property, including the roof <br />and exterior walls, in good and substantial repair; and shall <br />maintain the interior of the leased property, including the <br />ikterior ceilings, walls, floors, fixtures, pipes, doors and <br />windows, in good and substantial repair. Interior fixtures <br />and pipes are those that project from the ceilings, walls <br />and floors into the room; exterior fixtures and pipes include <br />those concealed behind, over, or under the interior ceilings, <br />walls and floors. Except as to windows, the agreements to p <br />- - <br />f <br />repair in this paragraph do not apply to any damage caused by <br />fire or other casualty and the agreement to maintain windows <br />in good and substantial repair does not apply to damage caused. <br />by fire. <br />9.
