ASSISTANT PLANNER BERG STATED THAT THIS PROPERTY IS IN AN <br />AREA IMMEDIATELY SOUTH OF THE CITY LIMITS OF SEBASTIAN ON THE EAST <br />SIDE OF RIVERSIDE AVENUE AND ABUTS CLASS 11 WATERS IN THE INDIAN RIVER. <br />HE STATED THAT THE ZONING COMMISSION RECOMMENDED APPROVAL, BUT THE <br />PLANNING STAFF FELT IT WAS NOT QUITE IN LINE WITH THE MASTER PLAN. <br />HE CONTINUED THAT THE ORIGINAL APPLICATION CALLED FOR R-2 BUT WAS <br />AMENDED TO REQUEST R -IA WHICH HAS A LESSER DENSITY AND IS MORE IN LINE <br />WITH THE COMPREHENSIVE PLAN. <br />ATTORNEY CHARLES SMITH CORRECTED MR. BERG AND INFORMED THE <br />BOARD THAT THE APPLICATION WAS NOT AMENDED To R -]A, BUT IS STILL RE- <br />QUESTING R-2 ZONING. <br />COMMISSIONER SIEBERT NOTED THAT WE HAVE RECEIVED A LETTER <br />FROM EDGAR SCHLITT STATING THAT R-1 WOULD BE ACCEPTABLE IF THEY COULD <br />BUILD TWO RESIDENCES ON THE PROPERTY. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE HEARD. <br />RICHARD ALTMAN, ASSOCIATE OF THE ED SCHLITT AGENCY, POINTED <br />OUT THAT THE LETTER FROM MR. SCHLITT IS DATED PRIOR TO THE ZONING MEET- <br />ING. HE NOTED THAT THIS AREA IS ALL COMMERCIAL; THERE IS A TRAILER PARK <br />NEARBY, SPORTSMAN'S LODGE, A NEW RESTAURANT AND BAR, AND A FISH HOUSE. <br />HE FELT THAT R-2 WOULD BE A WELCOME CHANGE FROM ALL THE COMMERCIAL <br />ZONING, AND FURTHER STATED THAT THE BUYER IS AGREEABLE To R-2 ZONING <br />AND HAS NO PLANS TO BUILD ANYTHING OTHER THAN ONE SINGLE-FAMILY RESIDENCE. <br />COMMISSIONER SIEBERT ASKED IF THE BUYER WOULD BE WILLING TO <br />ACCEPT R-1 ZONING. <br />MR. ALTMAN STATED THAT IF THE ZONING GOES R-1, IT WILL COST <br />THE BUYER, MRS. TENNYSON, $10,000 MORE AS THEN MR. SCHLITT WILL ONLY SELL <br />THE PROPERTY IN TWO 1/2 ACRE LOTS, AND HE WOULD HAVE TO SUBDIVIDE BECAUSE <br />IT IS A METES AND BOUNDS DESCRIPTION. <br />COMMISSIONER SIEBERT POINTED OUT THAT IF IT GOES R-2, IT IS A <br />HIGHER DENSITY THAN IS ALLOWED IN THE MASTER PLAN. <br />ATTORNEY CHARLES SMITH APPEARED REPRESENTING MRS. HELEN TENNYSON, <br />WHO HAS ENTERED INTO A CONTRACT TO BUY THIS PROPERTY.
