BUFFER ZONE. HE NOTED THERE IS A GOOD DEAL OF COMMERCIAL ESTABLISHED <br />ONLY 60' ACROSS THE STREET FROM THEM - THE TAYLOR.RENTAL STORE, A <br />NEW CAR WASH AND ZIEBART. <br />COMMISSIONER SIEBERT ASKED HOW YOU GO ABOUT SITE PLAN REVIEW <br />ON A PARTIALLY COMPLETED PROJECT. <br />MR. BERG FELT IT WOULD REQUIRE SITE PLAN APPROVAL. HE NOTED <br />THAT THE INTENT OF THE NEW SITE PLAN ORDINANCE IS TO SEE THAT A GIVEN <br />PROJECT IS IN KEEPING WITH THE*NEIGHBORHOOD AND HOMOGENOUS TO THE <br />AREA, AND ALSO TO MEASURE THE IMPACT OF ANY TRAFFIC THAT MIGHT OCCUR <br />AS A RESULT OF THE PROJECT. ALL OF THESE THINGS WOULD HAVE AN AFFECT <br />ON THEIR RECOMMENDATION TO THE ZONING COMMISSION. <br />COMMISSIONER SIEBERT NOTED THAT THE LOCATION ON THE <br />BUILDING IS SET, AND DRAINAGE IS A PROBLEM. <br />MR, ZORC STATED THAT, FOR ALL PRACTICAL PURPOSES, THIS <br />PROJECT HAS HAD SITE PLAN REVIEW BY THE PLANNING DEPARTMENT. HE <br />INFORMED THE BOARD THAT THE PLANS FOR THIS PROJECT WERE REVIEWED <br />BY THE PLANNING DEPARTMENT FOR ABOUT.A MONTH AND A HALF AND THAT HE <br />HAS A LETTER FROM THE LATE COUNTY PLANNER, VAL BRENNAN, INDICATING <br />THAT ALL REQUIREMENTS HAD BEEN COMPLIED WITH AS FAR AS PLANNING WAS <br />CONCERNED. <br />MR. BERG AGREED THAT THE PLANS WERE REVIEWED, BUT FELT THE <br />LETTER DID NOT INDICATE THIS WAS AN APPROVAL. <br />COMMISSIONER Loy POINTED OUT THAT THE REVIEW WAS FOR A <br />DIFFERENT ZONING WHICH COULD MAKE A DIFFERENCE. <br />HEARD. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE <br />ATTORNEY CHARLES HERRING CAME FORWARD REPRESENTING WILLIAM <br />HARTLEY, OWNER OF TWIN OAKS TENNIS CLUB, WHICH IS LOCATED APPROXIMATELY <br />300' TO THE NORTH OF THE SUBJECT PROPERTY. HE INFORMED THE BOARD <br />THAT MR. HARTLEY PREVIOUSLY FILED AN OBJECTION TO THE PROPOSED REZONING <br />BY LETTER AND SINCE HE COULD NOT BE PRESENT TODAY, REQUESTED MR. <br />HERRING TO RENEW HIS OBJECTIONS FOR HIM. <br />NO ONE FURTHER WISHED TO BE HEARD, AND ON MOTION BY <br />COMMISSIONER SIEBERT-, SECONDED BY COMMISSIONER DEESON, THE BOARD <br />UNANIMOUSLY CLOSED THE PUBLIC HEARING. <br />JUN 2 1 1978 74` <br />BOOK 35 Pm, r- x 34 <br />
