CHAIRMAN WODTKE ANNOUNCED THAT WE W11_L NOW RESUME THE <br />PUBLIC HEARING ON THE REZONING TO R -IA REQUESTED BY THE DETTORES, <br />WHICH PUBLIC HEARING IS CONTINUED FROM THE PREVIOUS MEETING, WHEN <br />NEITHER THE DETTORES NOR THEIR AGENT WAS PRESENT. <br />COMMISSIONER SIEBERT COMMENTED THAT THE ESSENCE OF THE <br />_ L <br />DISCUSSION AT THE PREVIOUS MEETING WAS WHETHER OR NOT R -2B ZONING <br />MIGHT NOT BE MORE APPROPRIATE THAN R -IA, AND CHAIRMAN WODTKE NOTED <br />THAT R -2B WOULD STILL ALLOW THE APPLICANT TO DO HIS DEVELOPMENT <br />IN THE MANNER HE DESIRED AND WOULD ALSO PROTECT THE SURROUNDING <br />PROPERTY OWNERS. <br />PLANNING DIRECTOR REDICK EXPLAINED THAT R -2B IS A MULTIPLE <br />FAMILY ZONE THAT WILL ALLOW SINGLE FAMILY RESIDENCES. <br />MR. ALTMAN INFORMED THE BOARD THAT HE HAD ADVISED MR. <br />•DETTORE THAT THERE WAS AN ABUNDANCE OF COMMERCIAL PROPERTY AVAIL- <br />ABLE IN THIS AREA AND THAT ZONING FOR APARTMENTS MIGHT BE DIFFICULT <br />TO OBTAIN, AND FOR THOSE REASONS AND BECAUSE OF ENVIRONMENTAL <br />PROBLEMS, THE SIX LOT DESIGN WAS DECIDED -UPON. MR. ALTMAN POINTED <br />OUT THAT R-2 ZONING WOULD ALLOW ABOUT 40 FAMILIES ON FIVE ACRES, <br />WHICH HE FELT WOULD NECESSITATE HAVING A TREATMENT PLANT AND STATED <br />THAT.HE COULD NOT SEE HOW R -IA ZONING COULD HURT NEIGHBORING PROPERTY, <br />CHAIRMAN WODTKE NOTED THAT THERE'ARE MANY MOBILE HOMES IN <br />-THE AREA AND BECAUSE OF THE SURROUNDING,USES, THE BOARD WAS CONCERNED <br />AS TO WHETHER R -IA IS BEST SUITED TO THIS AREA. <br />COMMISSIONER SIEBERT CONTINUED THAT THE BOARD ALSO WAS <br />CONCERNED THAT R -1A ZONING MIGHT FORCE THE SURROUNDING PROPERTY <br />OWNERS TO GO THE SAME WAY, AND CHAIRMAN WODTKE POINTED OUT THAT THE <br />PROPERTY SOUTH OF THIS. COULD BE DEVELOPED IN A MOBILE HOME PARK. <br />MR, ALTMAN STATED THAT THE ONLY REASON THEY DIDN'T COME <br />IN WITH A REQUEST FOR R-2 WAS THEY DIDN'T THINK IT WOULD STAND A <br />CHANCE. <br />COMMISSIONER SIEBERT POINTED OUT THAT THERE ARE FISH HOUSES <br />IN THIS AREA.
