D <br />ASKED MR. BERG ABOUT THE DESIRABILITY OF B-1 EAST OF 510 WHERE ALL THE <br />LOW LAND IS LOCATED, <br />PSR. BERG STATED THAT HE BELIEVED MR. GRICE OF THE PLANNING <br />AND ZONING COMMISSION FELT IT WAS PREMATURE AND COMMENTED ON THE LAND <br />BEING EXTREMELY LOW, <br />DISCUSSION FOLLOWED, AND IT WAS NOTED THAT B-1 SPECIFICALLY <br />EXCLUDES SERVICE STATIONS. <br />CHAIRMAN WODTKE ANNOUNCED THAT WE ARE NOW DEALING WITH AREAS <br />4, 5 AND 6, WHICH INCLUDES Nos. 8, 9, 10, 11 AND 12. <br />CHAIRMAN WODTKE NOTED THAT AGRICULTURAL IS A HOLDING ZONE <br />FOR FUTURE USE. HE DISCUSSED R-1 FOR VERO LAKE ESTATES AND DID NOT <br />FEEL IT WOULD BE BEST TO PUT THAT AREA IN AGRICULTURAL ZONING.BECAUSE <br />MOST OF IT IS ALREADY PLATTED AND ON RECORD AND SHOULD STAY IN A <br />RESIDENTIAL CHARACTER. HE THEN ASKED THE ATTORNEY IF WE COULD MOVE UP <br />TO A HIGHER ZONING AND MAKE SOMETHING R-1 INSTEAD OF R-3. <br />ATTORNEY COLLINS STATED THAT HE WOULD TAKE THE POSITION THAT <br />WE SHOULD READVERTISE THAT PORTION. <br />COMMISSIONER LYONS STATED THAT HE WAS NOT IN FAVOR OF R-3 IN <br />THAT AREA, <br />CHAIRMAN WODTKE FELT THAT THE FUTURE NEEDS OF THE AREA MIGHT <br />WARRANT A HIGHER DENSITY, BUT THAT AT THE PRESENT TIME THE PROPOSED <br />ZONING IS QUITE PREMATURE. HE POINTED OUT THAT IT IS NECESSARY TO RE- <br />EVALUATE AND FINALIZE OUR COMPREHENSIVE PLAN IN 1979 SO WE CAN TAKE A <br />FURTHER LOOK AT IT AT THAT TIME. HE ALSO NOTED THAT WE HAVEN'T HAD ANY <br />INPUT ABOUT THE DESIRABILITY OF COMMERCIAL AND R-3 ON THE EAST OF 510, <br />AND HE WISHED THERE WAS SOMEONE HERE TO REPRESENT THOSE PROPERTY OWNERS. <br />THE CHAIRMAN CONTINUED THAT HE WOULD LIKE TO SEE COMMERCIAL AT THE <br />INTERSECTION, BUT IF WE LEAVE IT AT BOTH SIDES OF 510 WHERE THE LINE <br />IS BETWEEN R-3 AND B -I, WE WILL•BE LOOKING AT WELL OVER 200 ACRES OF <br />COMMERCIAL AREA, WHICH IS A CONSIDERABLE AMOUNT. HE FELT. IF WE CAN <br />ELIMINATE THE COMMERCIAL ON ONE SIDE UP TO THE 660' EXTENSION, IT WOULD <br />HELP. CHAIRMAN WODTKE WAS OF THE OPINION THAT MRS. DORSETT WOULD BE IN A <br />BETTER POSITION IN AN AGRICULTURAL ZONE THAN THE ZONE SHE PRESENTLY IS <br />IN BECAUSE AGRICULTURAL IS A HOLDING ZONE. HE WAS CONCERNED ABOUT THE <br />R-3 BECAUSE OF THE SLOUGH AND DEVELOPMENT COSTS THAT WOULD RESULT FROM <br />NOV 211978 <br />34 <br />W <br />7 3- <br />
