s <br />PLANNING DIRECTOR REDICK EXPLAINED THAT THIS AREA STARTS <br />1700' EAST OF I-95 ON THE SOUTH SIDE OF THE ROAD AND CHANGES FROM C-1 <br />TO R-1 HALFWAY; FOR THE REST OF THE DISTANCE TO AGRICULTURE. ON THE <br />NORTH SIDE OF THE ROAD STARTING 1700` EAST OF THE -INTERSECTION, IT CHANGES <br />ALL THE WAY TO THE EXTENSION OF S.R. 512 AND S.R. 510 INTERSECTION FROM <br />C-1 TO A, EXCEPT FOR THE FOUR ACRES THAT IS IN THE VESTED RIGHTS. <br />COMMISSIONER LYONS COMMENTED THAT THE MASTER PLAN SHOWS LOW <br />DENSITY, AND COMMISSIONER Loy NOTED THAT AGRICULTURE IS THE LOWEST DENSITY <br />WE HAVE AND IS ALSO A HOLDING ZONE. <br />COMMISSIONER SIEBERT STATED THAT HE DOES NOT FEEL YOU DESTROY <br />THE INTENT OF THE MASTER PLAN BY PUTTING SOMETHING IN A LOWER DENSITY <br />THAN IS SHOWN ON THE MASTER PLAN. <br />CHAIRMAN WODTKE NOTED THAT THE MOTION IS EXACTLY AS THIS WAS <br />PRESENTED TO US, WITH THE EXCEPTION OF THE FOUR ACRES ALREADY PUT INTO <br />THE COMMERCIAL DEVELOPMENT. <br />COMMISSIONER SIEBERT STATED THAT HE WOULD LIKE TO READ INTO <br />THE MINUTES THE REASONS FOR THE REZONING, WHICH ARE REDUCTION OF THE <br />TOTAL COMMERCIAL AREA, WHICH WE FEEL TO BE IN EXCESS OF THE NEEDS OF THE <br />COUNTY IN THE FORESEEABLE FUTURE AND FOR CONSISTENCY WITH LAND USE IN <br />THE PLAN. <br />THE CHAIRMAN CALLED FOR THE QUESTION. IT WAS VOTED ON AND <br />CARRIED UNANIMOUSLY. <br />AREA 5 (HOS. S AND 9) - AN AREA BEGINNING AT THE EXTENSION OF <br />S.R. 510 - 660' ON BOTH SIDES OF THE ROAD TO THE CITY OF SEBASTIAN. <br />PLANNING DIRECTOR REDICK FELT IT WOULD BE BETTER PLANNING <br />PRACTICE TO HAVE COMMERCIAL AT ALL CORNERS OF THE INTERSECTION. HE ALSO <br />FELT THERE MIGHT BE SOME LEGAL PROBLEMS INVOLVED IF THERE WERE COMMERCIAL <br />ON THREE CORNERS AND NOT ON THE FOURTH. <br />CHAIRMAN WODTKE AND -COMMISSIONER SIEBERT ALSO FELT THAT ALL <br />FOUR OF THE CORNERS ON THE INTERSECTION SHOULD HAVE SOME PLANNED BUSINESS <br />AND COMMERCIAL, AND THAT THE B-1 SHOWN JUST ON 510 SHOULD BE REDUCED IN <br />SIZE. HOWEVER, FOR THE PURPOSE OF THIS HEARING, THEY DID NOT KNOW HOW <br />THIS COULD BE ACCOMPLISHED AND FELT IT MIGHT BE PREMATURE WITHOUT MORE <br />STUDY. <br />39 <br />
