COMMERCIAL AND THEN MULTI—FAMILY ZONING SOUTH OF THAT ON S.R. 510. THE <br />STAFF IN STUDYING THIS ENCOUNTERED SOME PROBLEMS WITH THE OLD RAILROAD <br />TO THE NORTH, THE SPRINGS IN THE SOUTHEAST LOW AREAS, AND THE EXISTING <br />TRAILER PARK. THEY, THEREFORE, FEEL THE BEST AREA FOR DEVELOPMENT IS <br />THE SOUTHWEST AREA OF THE INTERSECTION. THEY DID NOT FIND ANY REASON <br />FOR 160 ACRES OF COMMERCIAL IN THAT AREA AT THE PRESENT TIME, ALTHOUsGH <br />THEY RECOGNIZE THAT THE NORTH COUNTY DOES HAVE CONSIDERABLE POTENTIAL, <br />BUT NOT FOR ANYTHING OF THIS SIZE. MR. REDICK CONTINUED THATTHEY FOUND <br />40 ACRES WOULD BE REASONABLE TO ALLOW FOR EXPANSION OF COMMERCIAL <br />DEVELOPMENT. ACCORDINGLY, BASED ON THE LIMITATIONS OF THE AREA, THEIR <br />RECOMMENDATION IS THAT APPROXIMATELY 40 ACRES IN THE SOUTHWEST QUADRANT <br />BE ZONED COMMERCIAL; THAT THE AREA WHICH IS AT THE NORTHWEST CORNER OF <br />THE INTERSECTION REMAIN COMMERCIAL BECAUSE OF PRIOR COMMITMENTS; THAT <br />AN AREA APPROXIMATELY 300' EAST OF S.R. 510 ON BOTH SIDES OF S.R. 512 AND <br />APPROXIMATELY 300' SOUTH TO THE TRAILER PARK BE ZONED COMMERCIAL; AND <br />THAT THE ENTIRE REMAINING AREA REVERT TO AGRICULTURAL. PLANNER REDICK <br />STATED THAT THEY DO BELIEVE THAT THERE SHOULD BE SOME RECOGNITION IN <br />THE PLAN THAT FUTURE EXPANSION MAY BE NECESSARY WHEN PRESSURES OF POPULA— <br />TION AND GROWTH BRING ABOUT THE NEED. HE NOTED THAT THEY DO SEE SOME <br />LONG TERM POTENTIAL IN THE NORTH COUNTY AREA FOR MULTI—FAMILY, BUT NOT <br />IN THE NEXT TEN YEARS, AND THEY WOULD RECOMMEND THAT IT BE PLANNED FOR <br />SOMETIME IN THE FUTURE, BUT THAT THERE BE NO MULTI—FAMILY IN THIS AREA <br />AT THIS TIME. <br />ATTORNEY COLLINS COMMENTED THAT PROCEDURALLY, HE WOULD RECOM— <br />MEND THAT PLANNER REDICK AUTHORIZE THE PLANNING DEPARTMENT TO GIVE THE <br />APPROPRIATE NOTICES AND ESTABLISH A PUBLIC HEARING, HOPEFULLY BY THE <br />FIRST MEETING OF MARCH, TO RECONSIDER THIS PARTICULAR ASPECT OF THE RE— <br />ZONING THAT WAS CONTINUED. HE FURTHER COMMENTED THAT HE WOULD LIKE <br />AUTHORITY TO DEAL WITH MR. ANSIN'S ATTORNEY AND TO REPRESENT THE COUNTY <br />AN ANY MATTERS THAT MAY ARISE FROM THIS POINT UNTIL THE PUBLIC HEARING, <br />ON MOTION MADE BY COMMISSIONER Loy, SECONDED BY COMMISSIONER <br />DEESON, THE BOARD UNANIMOUSLY AUTHORIZED THE PLANNING DEPARTMENT TO GIVE <br />THE APPROPRIATE NOTICES AND ADVERTISE A PUBLIC HEARING FOR THE FIRST <br />57 <br />JAN 101979 <br />a 38 PAGE 418. <br />
