ALREADY DEVELOPED IN OLD SUGAR MILL ESTATES, ONLY 34 HALF ACRE LOTS <br />COULD BE DEVELOPED ON THE SUBJECT PROPERTY, AND THE REST WOULD HAVE TO <br />BE ONE ACRE OR MORE IN ORDER TO GET INDIVIDUAL WELLS AND SEPTIC TANKS. <br />MR. BEINDORF THEN DISCUSSED THE PLATTED ROADS WHICH THE COUNTY <br />HAS MAINTAINED FOR SOME YEARS THROUGH IDLEWILD SUBDIVISION AND MAGNOLIA <br />ESTATES AND STATED THAT ONE OF THEIR MANY PROPOSED PLANS DID HAVE A <br />LAYOUT SHOWING A ROAD THAT WOULD CONNECT UP TO MAGNOLIA ESTATES, BUT <br />THIS WAS NOT THE FINAL AND DEFINITE PLAN. HE POINTED OUT THAT ALL THIS <br />DISCUSSION ABOUT PLANS IS PREMATURE SINCE THEY CAN T SHOW THE BOARD WHAT <br />THEY PROPOSE TO DO AND HAVE THEM ZONE ACCORDING TO THAT, BUT JUST MUST <br />SHOW THE BOARD THAT THE LAND IS ACCEPTABLE FOR WHAT THEY ARE PROPOSING. <br />ENGINEER BEINDORF BROUGHT UP THE MATTER OF DRAINAGE AND STATED THAT THE <br />SEXTON FAMILY GRANTED A 32' DRAINAGE EASEMENT ALL THE WAY DOWN TO THE. <br />CANAL SOUTH OF ROSEDALE ROAD WHEN THE COUNTY CAME TO THEM BECAUSE OF A <br />BAD DRAINAGE PROBLEM IN IDLEWILD. HE INFORMED THE BOARD THAT THERE IS <br />AN OUTFALL PRESENTLY DRAINING THE SUBJECT PROPERTY, AND IT WILL NOT <br />IMPACT IDLEWILD. HE THEN WENT INTO DETAIL ABOUT DENSITY, NOTING THAT <br />IDLEWILD HAS LOTS OF 75 X 110, OR ABOUT 4 UNITS TO THE ACRE WHILE THEIR <br />PROPOSED PROJECT WORKS OUT TO A DENSITY OF ABOUT 1.2 PER ACRE. HE ALSO <br />FELT THE BOARD MUST TAKE INTO CONSIDERATION THE KNOWN QUALITY OF THE <br />PEOPLE DOING THIS PROJECT. <br />CHAIRMAN WODTKE COMMENTED THAT THE APPLICANTS HAVE SPENT A <br />CONSIDERABLE AMOUNT OF TIME AND MONEY DEVELOPING PLANS FOR THE SUBJECT <br />PROPERTY�BUT THE BOARD IS NOT HERE TODAY TO DISCUSS WHETHER PLAN #10 <br />OR #11 WILL BE USED, BUT SIMPLY.TO CONSIDER THE PROPOSED USE OF THE <br />PROPERTY. HE EMPHASIZED THAT THE BOARD CANNOT LEGALLY GRANT CONTRACTUAL <br />ZONING, AND ASKED IF ANY CONSIDERATION HAD BEEN GIVEN TO MAKING THIS <br />INTO AN R-lE DEVELOPMENT. <br />MR.-BEINDORF STATED THAT WAS CONSIDERED, BUT THE SHAPE OF THE <br />PROPERTY WOULD NOT ALLOW A SUFFICIENT YIELD TO MAKE THIS FEASIBLE. HE <br />NOTED THERE IS No R-lE IN THE AREA, AND THEY WERE TRYING TO KEEP THE <br />DENSITY AS LOW AS POSSIBLE AND STAY COMPATIBLE WITH THE AREA. <br />COMMISSIONER SIEBERT ASKED WHY THEY DIDN`T REQUEST R-1AA. <br />29 <br />APR 18 1979 Booz 39 PACE 457 <br />
