• <br />SHE FURTHER COMMENTED THAT THE 1.2 DENSITY FIGURE TAKES -INTO CONSIDERA- <br />TION THE ROAD RIGHT-OF-WAY AND WAS IN FAVOR OF 48TH COURT BEING TURNED <br />OVER TO THE PROPERTY OWNERS. <br />LEE EMERICK OF 1425 48TH AVENUE DISCUSSED THE DIFFERENCE IN <br />LOT SIZE REQUIREMENTS UNDER R -1A AND R -IE ZONING, WHI.CH IS CONSIDERABLE, <br />AND SUGGESTED THAT THE NORTH HALF OF THE PROPERTY BE REZONED R -1E AND <br />THE SOUTH HALF R -1A, WHICH WOULD PROVIDE A BUFFER ZONE TO THE DEVELOPMENT <br />ON THE NORTH, <br />MILES HANK, PROPERTY OWNER IN THIS AREA, SUBMITTED PETITIONS <br />SIGNED BY AROUND 70 PEOPLE OPPOSING A REZONING TO R-14 AND REQUESTING <br />R-lE INSTEAD. SAID PETITIONS ARE ON FILE IN THE OFFICE OF THE CLERK. <br />MR. MANK STATED THAT THIS IS A VERY BEAUTIFUL AREA OF THE COUNTY�AND <br />THEY WOULD LIKE TO PROTECT IT WITH R -IE ZONING. <br />GEORGE LAMBETH AND DR. ROSCOE WHIDDON BOTH STRONGLY SUPPORTED <br />A CHANGE TO R -IE ZONING. IT WAS NOTED THAT IF THIS WERE REZONED R -IA <br />AND THEN THE PROPERTY SOLD TO SOMEONE ELSE, IT COULD BE MADE INTO 1/3 <br />ACRE LOTS. <br />ATTORNEY .JOHNSTON POINTED OUT THAT UNDER EXISTING SEPTIC TANK <br />REGULATIONS, THERE IS NO WAY TO PUT LESS THAN 1/2 ACRE LOTS IN R -1A <br />ZONING. HE FURTHER NOTED THAT ALL THIS WILL BE BROUGHT BACK FOR SITE <br />PLAN REVIEW AND URGED THAT THE BOARD APPROVE THE REZONING AS REQUESTED. <br />COMMISSIONER LAY COMMENTED THAT THE SEXTONS INDICATED THEY <br />WOULD HAVE NO OBJECTIONS TO R-lAA, AND ATTORNEY .JOHNSTON AGREED. <br />COMMISSIONER SIEBERT READ THE DIFFERENCES BETWEEN THE REQUIRE- <br />MENTS UNDER R-lAA AND R -1E, NOTING THAT THE LIVING QUARTERS ARE THE SAME <br />BUT R-lE REQUIRES ONE ACRE LOTS AND R -IM 16,000 SQ. FT. R-lAA REQUIRES <br />BIGGER HOUSES AND BIGGER LOT SIZE THAN R -1A. <br />ATTORNEY COLLINS INFORMED THOSE PRESENT*THAT UNDER THE PRESENT <br />ADVERTISEMENT, THE BOARD CAN REACH A DECISION ON R -1A, R -W OR <br />R-lE - ANYTHING THAT IS MORE RESTRICTIVE. <br />CATHY BEUTTELL ASKED IF THEY WILL BE NOTIFIED ABOUT THE SITE <br />PLAN APPROVAL AND WHETHER THEY COULD ATTEND.
