<br /> <br /> <br />landscape plans for the proposed buffers, including the <br />30-foot Type “A” buffer along the project’s Quay Dock <br />Road frontage. b) Obtain Planning Staff approval of all <br />streetlight locations and all recreation tract improvements <br />(including a hedge buffer along north side of clubhouse <br />parking lot). c) Enter into a developer’s agreement to <br />contribute his fair share for improvements to the US <br />Highway 1/CR 510 intersection. d) Submit a temporary <br />construction access plan that depicts construction access <br />th <br />from 69 Street and prohibits construction access from <br />Quay Dock Road. e) Submit design plans for the eastbound <br />th <br />right-turn lane on 69 Street at the project entrance. f) <br />Submit design plans for water and sewer stub-outs to <br />th <br />Winter Grove (to be located on the north side of 69 Street <br />thth <br />at 28 Court and at 29 Court). 6) Prior to or via the final <br />plat process, the applicant shall: a) Dedicate without <br />th <br />compensation 5 feet of right-of-way for 69 Street. b) <br />Dedicate without compensation 5 feet of right-of-way for <br />Quay Dock Road. c) Construct or bond-out an eastbound <br />th <br />right-turn lane on 69 Street at the project entrance. d) <br />th <br />Construct or bond-out the 69 Street sidewalk segment <br />adjacent to Winter Grove. e) Construct or bond-out the <br />internal sidewalks. f) Construct or bond-out the required <br />landscape buffers. g) Restrict all proposed lots to 1-story <br />residences. h) Provide a limited access easement along the <br />project’s Quay Dock Road frontage which restricts <br />vehicular or pedestrian access to Quay Dock Road. i) <br />Construct or bond-out the Winter Grove water and sewer <br />March 15, 2005 30 <br /> <br />
