INOIAN RIVER COUNTY <br />PLAN <br />r, ei IDEPARTIVIENT <br />November 14,. 1979 <br />MEMO <br />TO: Board of County Commissioners <br />FROM: Planning Department <br />SUBJECT: Oslo Square Site Plan Extension <br />The Planning Department has. - <br />received a request from Peter C. Smith <br />and Associates fora 90 day extension of the Oslo Square Shopping. <br />Center site plan. 'Site plan approval terminates after°twelve (12) <br />months if construction has not been started.,—Site plan approval for <br />this project was granted September 28,.1978. The majority of land <br />clearing has already been accomplished.: _ <br />After reviewing this, request,,it-is.recommended that the following <br />items be submitted::"w4{-= <br />1) Drainage plan in accordance with newly adopted drainage <br />criteria (Sec. 23, K) . t` <br />2) Topographic survey as required by new site plan criteria <br />(Sec. -'23, F., 5). <br />3) Water and sewer franchise data as.required (Sec. 23, 12). <br />4) Evidence that the Department of Transportation has conducted <br />a traffic study of the U.S.#1 _ Oslo Road intersection with <br />regards to this project. Also,,a statement from the developer <br />that they will bear the cost of any highway improvements such <br />as median cuts and traffic control devices (Technical Review <br />Committee minutes, 10-3-78). <br />With the submittal of these additional items, the Planning Department <br />would recommend the 90 day extension be granted. <br />WENDY LANCASTER NOTED THAT THE SITE PLAN DOES COMPLY <br />WITH THE 1978 LANDSCAPING ORDINANCE; HOWEVER, AFTER TALKING WITH <br />ATTORNEY COLLINS, THE PLANNING DEPARTMENT FEELS THEY SHOULD <br />CHANGE THEIR RECOMMENDATION. SHE CONTINUED THAT THE PLANNING <br />DEPARTMENT FELT THE NEW DRAINAGE CRITERIA, RECENTLY ADOPTED BY <br />THE COUNTY, SHOULD APPLY; AND.BECAUSE THIS CRITERIA MAY DRASTICALLY <br />CHANGE THE PRESENT SITE PLAN, THEY FELT A NEW SITE PLAN SHOULD <br />BE SUBMITTED. <br />CHARLES T. CONNERY, OF PETER C.
