NOTED -THAT THE PICKERS REFUSED TO WORK THE�GROVE DUE TO SPARCITY OF <br />THE FRUIT. MRS. CHILDERS THEN GAVE ALL THE EXPENSE FIGURES FOR <br />IMPROVING THE GROVE AND STATED THAT REPLANTING WOULD NOT BE ECO- <br />NOMICALLY FEASIBLE FOR THEM AND EVEN LESS SO FOR ANYONE WHO MIGHT <br />PURCHASE THE PROPERTY. SHE CONTINUED THAT THEY PREPARED A LAND USE <br />STUDY OF ZHO ACRES IN THEIR IMMEDIATE VICINITY, WHICH SHOWS THAT A <br />TOTAL OF 64% OF THE LAND IN THIS AREA IS VIRTUALLY NON-PRODUCTIVE, <br />AND SHE STATED THAT MUCH OF THE LAND LYING VACANT IS OWNED BY PROMINENT <br />CITRUSMEN WHO DO NOT WISH TO BE NAMED. MRS, CHILDERS THEN DISCUSSED <br />THE TIMELINESS OF THEIR REQUEST RELATED TO THE FACT THAT THEY ARE IN <br />AN AREA DESIGNATED AS PRIMARY CITRUS. SHE CONTENDED THAT THERE IS <br />A DEMAND FOR DEVELOPMENT OF THE TYPE THEY PROPOSE, NOTING THAT THE <br />RACQUET CLUB WAS BUILT ON ABANDONED CITRUS LAND. SHE FURTHER <br />CONTENDED THAT PRIMARY CITRUS LAND IS MOVING WEST TOWARD AND BEYOND <br />I-95, AND ALSO THAT THE RECLAMATION DONE BY ST..•JbHN'S MATER CONTROL <br />DISTRICT PROVIDED LAND ECONOMICALLY FEASIBLE TO PLANT. MRS. CHILDERS <br />NOTED THAT THE ZONING STAFF STATED THAT IT IS POSSIBLE TO CONSTRUCT <br />TWO ADDITIONAL HOMES ON THIS PROPERTY, BUT POINTED OUT THAT IN ORDER <br />TO DO S0, IT IS NECESSARY TO SUBDIVIDE AND MAKE CERTAIN IMPROVEMENTS, <br />INCLUDING A PAVED ACCESS ROAD, THE COST OF WHICH WOULD BE EXCESSIVE <br />FOR THIS AMOUNT OF HOMES. SHE CONTINUED THAT THEY PROPOSE TO SUB- <br />DIVIDE INTO EIGHT LOTS, AND THE DENSITY THEY ARE REQUESTING IS 60% <br />LESS THAN PERMITTED FOR ZONING OF THIS TYPE. SHE STATED THAT THEIR <br />OWN HOMES ARE LOCATED ON THIS PROPERTY, AND THE BOARD COULD REST <br />ASSURED THAT THIS WOULD BE A QUALITY SUBDIVISION AND MAINTAINED AS <br />SUCH. <br />MR. CHILDERS PRESENTED SLIDES WITH VIEWS OF THE SURROUND- <br />ING PROPERTY SHOWING SCATTERED GROVES WITH 'SKIPS" AND DEAD TREES, <br />ETC., TO DEPICT THAT THE LAND IS NO LONGER BEING PREDOMINANTLY <br />USED FOR CITRUS. MR. CHILDERS THEN SHOWED PICTURES OF GROVES <br />AROUND THE CONCENTRATE PLANT TO PROVE THAT THE GROVES ARE MOV- <br />ING WEST AND ALSO SHOWED PICTURES OF TREES IN THE ST. .JOHN'S WATER <br />CONTROL DISTRICT, WHICH WILL PROVIDE PROPERTY FOR FARMERS TO <br />49 <br />DEC 51979 BooK 42 pan"E 21'x, <br />
