Staff will structure the recommendations for each <br />project to put the developers on the hook to fulfill their master plan obligations. <br /> Chairman Ginn commented that staff has worked this through and has commitments. You <br />have to trust the people you employ and we have the best. <br />Rene Renzi <br /> questioned how many units there are in the pipeline, and Director Boling <br />responded that there are 186 units in this project and a total of about 2700 units in the overall area. <br /> All of this information has been given to the School Board staff and they have factored those <br />figures into their five-year plan. Also, Highlands and Thompson schools are each about 2 miles <br />from this area. <br /> <br />Gary Wheeler <br /> liked the concept of tying the neighborhood together and questioned <br />whether there were a way to prevent gated communities. <br /> Director Boling responded that they can have private communities but will connect into the <br />public system through the north-south street. The roads within the developments will be private <br />roads and the public will not go through the individual projects. <br /> <br /> The Chairman asked if anyone else wished to be heard regarding this matter. There being <br />none, the Chairman closed the public hearing. <br /> <br />MOTION WAS MADE BY Vice Chairman Neuberger, <br />SECONDED by Commissioner Macht, to approve <br />staff’s recommendation. <br /> <br /> Vice Chairman Neuberger understood this was just a conceptual approval today, and <br />Director Boling stated that was correct and that their other plans will have to conform to the <br />conceptual plan approval. <br /> Commissioner Lowther asked if these terms were binding, and Director Boling responded <br />that certain parts of it are binding including the north-south street. <br />MAY 4, 2004 19 <br /> <br />
