<br />a. <br />Obtain clearance letters from the U. S. Fish <br />and Wildlife Service and the Florida Fish and <br />Wildlife Conservation Commission. <br />b. <br />Obtain a county wetlands resource permit and <br />a permit from the St. Johns River Water Management <br />District for wetland impacts. <br />c. <br />Obtain approval of a developer’s agreement <br />for the 58thAvenue/45th Street intersection <br /> <br />improvements. <br />2. <br />That prior to the issuance of a certificate of <br />completion, the applicant shall: <br />a. <br />Complete all related off-site traffic <br />improvements and have the improvements approved <br />by Public Works. <br />b <br />. Complete all required buffers for the <br />respective phases and have the buffer planting <br />approved by the county. <br />3. <br /> <br />That prior to or via the final plat(s), the applicant <br />shall: <br />a. <br /> Establish the wetland and upland conservation <br />easements. <br />b <br />. Dedicate without compensation the right-of- <br />way for 65thStreet and 69th Street. <br /> <br />4. <br /> <br />Prior to the issuance of 313 C.O’s, the recreation <br />improvements must be complete, and adopted <br />Ordinance 2005-022 amending the Zoning Ordinance <br />and the accompanying Zoning Map from RS-3, <br />June 21, 2005 22 <br /> <br />
