r <br />FEB 61980 BOOK 42 PAGE 863. <br />MR. REVER EXPLAINED THAT ABOUT 19,000 SQ. FT. IN A TRIANGULAR <br />CORNER OF THIS PROPERTY, WHICH IS ZONED AGRICULTURAL, IS NOT IN- <br />CLUDED IN THE ADVERTISEMENT BECAUSE THE AD WAS PUBLISHED PREVIOUS <br />TO THE HEARING BEFORE THE PLANNING & ZONING COMMISSION, AT WHICH <br />TIME IT WAS RECOMMENDED THAT THE AGRIC-ULTURAL PORTION BE INCLUDED <br />IN THE REZONING. HE NOTED THAT THE PLANNING STAFF DOES NOT CONCUR <br />WITH THAT RECOMMENDATION. <br />MR. REVER CONTINUED THAT THE SITE PRESENTLY SUPPORTS A <br />CONVENTIONAL RESIDENCE AND S MOBILE HOMES. HE NOTED THAT THE <br />ORIGINAL REQUEST WAS FOR REZONING TO R-1MP, BUT THE R -IMP REQUIRES <br />A MINIMUM OF 20 ACRES, AND IT WOULD NOT BE LOGICAL TO GRANT THE <br />REZONING AND THEN HAVE TO PROCEED TO GET A VARIANCE. THE APPLICANT, <br />THEREFORE, AGREED TO R-1RM, WHICH WILL MAKE THE EXISTING UNITS <br />NON -CONFORMING IN A SMALL DEGREE, BUT IS MORE IN KEEPING WITH THE <br />AREA. MR. REVER EXPLAINED THAT AN ADDITIONAL 5 UNITS IS THE MAXI- <br />MUM ALLOWED BY THE HEALTH DEPARTMENT, WHICH WILL ALLOW ONLY 14 WELLS <br />AND SEPTIC TANKS ON THIS PROPERTY - OR THE SINGLE FAMILY RESIDENCE <br />PLUS 13 MOBILE HOMES. THE APPLICANT DID AGREE THAT THE NEW LOTS <br />WOULD BE IN KEEPING WITH THE REQUIREMENTS UNDER THE PRESENT R-1RM <br />STANDARDS, AND ON THAT BASIS, THE PLANNING STAFF WOULD RECOMMEND <br />THE REZONING BE APPROVED. MR. REVER REITERATED THAT THE PLANNING P, <br />ZONING COMMISSION RECOMMENDED APPROVAL FOR THE ENTIRE PARCEL, BUT <br />THE PLANNING STAFF DOES NOT RECOMMEND INCLUDING THE LITTLE TRIANGLE <br />OF AGRICULTURAL WHICH IS AT THE REAR OF THE PROPERTY AND DOES NOT <br />ENTER INTO THE OVERALL DEVELOPMENT SCHEME. <br />CHAIRMAN SIEBERT INQUIRED ABOUT SITE PLAN APPROVAL, AND <br />MR. VINING SUPPLIED THE SITE PLAN PROPOSED FOR THE ENTIRE PLOT.- <br />INCLUDING <br />LOT, <br />INCLUDING BOTH THE EXISTING LOTS AND THE NEW ONES. <br />COMMISSIONER WODTKE ASKED IF OLD DIXIE IS PAVED, AND <br />COMMISSIONER DEESON INFORMED HIM THAT IT IS PAVED IN THIS LOCATION, <br />AND IT ACTUALLY IS KNOWN AS "OLD BUTTERMILK ROAD.." HE NOTED THAT <br />THERE IS A ROAD TO THE SOUTH WHICH CROSSES THE RAILROAD TRACKS AND <br />PROVIDES ACCESS TO U.S.1, AND STATED THERE WOULD BE NO NEED FOR A <br />NEW RAILROAD CROSSING. <br />66 <br />
