.FEB 2 01980 42 718 <br />hereby terminated and the following terms are substituted <br />wherein the LESSOR does hereby let, demise and lease unto the <br />said LESSEE, and LESSEE accepts, the following described <br />property, situated in Indian River County, Florida, to -wit:: <br />Starting at the Southwest corner of the South- <br />east 1/4 of Section 2, Township 33 South, Range <br />39 East, as designated on the last general plat <br />of lands of the Indian River Farms Company, filed <br />in the office of the Clerk of the Circuit Court <br />of St. Lucie County, Florida, in Plat Book 2, page <br />25; said land now lying and being in Indian River <br />County, Florida; run East along the North right of <br />way line of 16th Street a distance -of 943.19 feet; <br />thence run North along the West right of way line <br />of 17th Avenue a distance of 463.5 feet, to a <br />point of beginning; thence run West parallel to <br />the North right of way line of 16th Street a dis- <br />tance of 250 feet; thence run North 245 feet; <br />thence run East 251.25 feet; thence run South <br />245 feet to the point of beginning. <br />TO HAVE AND TO HOLD the same for a term of forty (40) <br />years from the date hereof. <br />1. It is understood and agreed by and between the parties <br />hereto that the above described premises shall be used exclusively <br />for a rehabilitation center for the use and benefit of the public <br />who desire to use same and that LESSEE will make all the necessary <br />improvements on said property in order to convert the same into <br />a rehabilitation center and will, at its own expense, maintain <br />the same as such rehabilitation center during the term of this <br />Lease. <br />2. The LESSEE agrees not to use or permit the use of <br />said premises, or any part thereof, for any unlawful purpose or <br />offensive use, and that the same shall be used solely for the <br />purpose of maintaining and operating the same as a rehabilitation <br />center for the benefit and use of all the citizens of Indian River <br />County. <br />3.' This Lease shall not be assigned and no part of the <br />leased premises shall be sublet nor used for any purpose other <br />than that expressed .in this Lease. <br />4. In the event of the failure on the part of the LESSEE <br />to comply with any of the terms or conditions of this Lease on its <br />part made and provided to be performed, the LESSOR may, upon <br />written notice to the LESSEE, declare this Lease in default and, <br />after ninety (90) days of uncorrected default LESSOR may terminate <br />
