SHULTZ <br />STEVEN <br />R. <br />& JACKIE F. <br />HAYES <br />COPIES <br />OF <br />SAID NOTICES <br />ARE ON FILE <br />IN THE OFFICE OF THE <br />PLANNING DIRECTOR REVER INFORMED THE BOARD THAT THIS REQUEST <br />INVOLVES A STRIP OF LAND 14' WIDE, RUNNING THE DEPTH OF THE SUBJECT <br />PROPERTY, WHICH IS LOCATED ON THE NORTH SIDE OF OSLO ROAD WEST OF <br />27TH AVENUE. THE PLANNER EXPLAINED THAT THE OWNER INADVERTENTLY <br />DISCOVERED THAT THE ZONING LINE DOES NOT CORRESPOND WITH THE PROPERTY <br />LINE, AND IN ORDER TO HAVE MAXIMUM VERSATILITY IN DESIGNING THE <br />LAYOUT FOR HIS MOBILE HOME PARK, HE NEEDS TO HAVE THIS STRIP REZONED <br />SO ALL HIS PROPERTY WILL BE UNDER ONE CLASSIFICATION. MR. REVER <br />NOTED THAT A 10' BUFFER IS REQUIRED SO WE REALLY ARE ONLY CONCERNED <br />WITH A 4' STRIP, WHICH IS ALL THAT COULD BE UTILIZED. HE CONTINUED <br />THAT THE PLANNING & ZONING COMMISSION HAD A SPLIT VOTE ON THIS <br />MATTER. <br />ATTORNEY CHESTER CLEM APPEARED REPRESENTING THE PETITIONER, <br />HOWARD CLARK, AND STATED THAT MR. REVER HAD PRETTY WELL EXPLAINED <br />THEIR POSITION. HE EXPLAINED THAT THE FEW EXTRA FEET WOULD GIVE <br />THE OWNER MORE FLEXIBILITY AND WOULD PERMIT THEM TO HAVE 24' ROADS <br />RATHER THAN 18' ROADS, WHICH IS THE MINIMUM REQUIRED. HE AGREED <br />THAT THEY DO HAVE TO MEET THE BUFFER REQUIREMENTS. <br />COMMISSIONER LYONS ASKED IF IT WERE NOT TRUE THAT WITH <br />OR WITHOUT THIS ZONING, THE MOBILE HOME PARK STILL WOULD BE THERE, <br />AND ATTORNEY CLEM INFORMED HIM THAT THEY ARE IN THE PROCESS OF <br />CLEARING; A WELL DRILLER HAS BEEN CONTACTED, ETC., AND THEY DEFINITELY <br />INTEND TO PROCEED WITH THE PARK. HE CONTINUED THAT THE*MAJOR PART <br />OF THIS PROPERTY WAS REZONED IN 1971 To R-1P•1P, AND WHILE THE DENSITY <br />WILL ALLOW 80 OR MORE SITES, THE OWNERS PLAN TO DEVELOP IN THE SIXTIES. <br />THE CHAIRMAN ASKED IF ANYONE PRESENT WISHED TO BE HEARD. <br />m mi <br />
