FEB 2 01980 <br />WK 42 mcE 788 <br />Ki <br />LEASE AGREEMENT <br />THIS LEASE, Made this 6th day of February , 1980, <br />by and between GRANT BUILDING A Florida <br />, partnership <br />hereinafter called "Lessor", and INDIAN RIVER COUNTY, A POLITICAL <br />SUBDIVISION OF THE STATE OF FLORIDA, BY AND THROUGH ITS BOARD OF <br />COUNTY COMMISSIONERS, hereinafter called "Lessee"._ <br />W I T N E S S E T H: <br />In consideration of the covenants herein contained, and <br />to be performed by both parties, the parties agree: <br />1. Leasehold Premises: Approximately three thousand one <br />hundred twelve (3,112) square feet, being the east half of the <br />second floor of the old Grant Building, situate in Vero Beach, <br />Indian River County, Florida, as shown on Exhibit "A" attached <br />hereto. <br />2. Term: The term of this Lease shall be for eighteen <br />(18) months, commencing on the first day of March, 1980. Lessee <br />shall have the right to extend this Lease for an additional six <br />(6) months under the same terms and conditions, on a month -by - <br />month basis, until such time as the Lessee's renovated facilities <br />are available. <br />3. Lease Payments: Lessee shall pay to the Lessor during <br />the term of this Lease, and each monthly extensions thereafter, <br />equal monthly Lease payments in the amount of Seven Hundred Fifty <br />($750.00) Dollars, per installment, payable on the first day of <br />each and every month during the term of this Lease. The first <br />payment shall be due March 1, 1980. <br />4. Insurance: Lessee shall provide evidence of liability <br />insurance in amounts of not less than Two Hundred Thousand <br />($200,000.00) Dollars per person and not less than Five Hundred <br />Thousand ($500,000.00) Dollars per occurrence. <br />5. Repairs: The Lessor will maintain the air conditioners <br />and the exterior of the leased property, including the roof and <br />exterior walls, in good and substantial repair; and shall maintain <br />the interior of the leased property, including the interior <br />ceilings, walls, floors, fixtures, pipes, doors and windows in <br />
