M <br />good and substantial repair. Interior fixtures and pipes are <br />those that project from the ceilings, walls and floors into <br />the room; exterior fixtures and pipes include those concealed <br />behind, over, or under the interior ceilings, walls and floors. <br />Except as to windows, the agreements to repair in this paragraph <br />do not apply to any damage caused by fire or other casualty and <br />the agreement to maintain windows in good and substantial repair <br />does not apply to damage caused by fire. <br />6. Public Utilities: The Lessee will pay, within the <br />time allowed for payment without penalty, all charges for water <br />and electricity and other public utilities consumed on the premises <br />during the term created by this Lease, and any extensions thereof <br />pursuant to paragraph 2 of this Lease. <br />7. Damage by Fire or Other Casualty: If the leased <br />property is damaged by fire or other casualty to the extent of <br />tweny percent (20%) or more, the Lessor shall have the option <br />to rebuild and repair the leased property or to terminate this <br />Lease. If damaged to a lesser extent, the Lessor will rebuild <br />and repair. In the event of damage by fire or other casualty, <br />the rent payable under this Lease shall abate, in proportion <br />to the impairment of the use that can reasonably be made of <br />the property for the purpose permitted by this Lease, until <br />the property is rebuilt and repaired (or until this Lease <br />is terminated, if terminated in accordance with this paragraph). <br />8. Access by Lessor: The Lessor may enter, inspect and <br />make such repairs as to the leased property as the Lessor may <br />reasonably desire, at all reasonable times. <br />9. Taxes: Lessee shall pay its prorata share, based on <br />the total -square footage leased by it to the total square footage <br />of the building, of any increase in real property taxes which are <br />over and above the real.property tax bill for 1980, during the <br />term of this lease and any extensions thereof.
